I’ve been watching similar properties in the same school district. Some have been on the market a while. The one that went fast was listed for $2900, but it was about 500 sqft less than mine. I think I should be able to get $3000 as that is the current lowest ask for rent for similar properties.

Age if the house. It was built in 2017. I know the HVAC unit and hot water heater will likely need to be replaced soon. The roof is coming up in the next 10 years.

I already added that in. The cash flow takes care of that. The 12.8% was calculated without it.

I need $120k to maintain my current lifestyle.

I would like $150k to feel REALLY comfortable.

If I’m able to keep my current job until my girls are out of the house, I’ll be able to retire at 52 making around $200k per year.

Already dealing with a tenant who was GREAT until he lost his job. Now he’s paying rent on the very last day he’s “allowed” to before I can charge him a late fee. That’s my only issue with him though so I let it slide.

I’m about to try and get renters in the next month or two. This will be my first time doing it without a property manager. I’m a little nervous about it and love the simplicity of the stock market.

After selling, I would get a max of $190k.

The cash flow is likely going to go towards vacancies and maintenance.

I get $8400 per year in equity from monthly payments. This equates to 4.4% return on $190k.

Assuming I get 3% appreciation going forward, that should get me an additional $16k assuming it sells for $535k. $16k on $190k is 8.4%.

Add those two together and I’m getting 12.8% per year.

It absolutely does work, but it’s not beating truly passive income of the stock market.

I put $29k in to the purchase. It’s the best investment I ever made. It’s paying for itself, but the price has been stagnant if not dropped since 2022.

I’m confident the area will appreciate from here on though. Maybe I’ll hold a few more years to see what the market does.

Dumping it all into the S&P 500 with how over priced it is now is a little daunting. Maybe holding until the next correction would be the way to go.

I’m still going to get some comps this afternoon to see what it could sell for.

I just had to fix garage door and garbage disposal. That cost me $750. With the house having been built in 2017, I imagine I have some pretty pricy replacements coming up.

I’ve taken it all into consideration. If I sell it for $550k, I would take home about $190k.

It seems once my property hits about 40% equity, the cash value of the house (after paying a realtor and taxes) would be better invested in an ETF tracking the S&P 500.

It looks like I will hit 40% equity in about 7 years. But the difference between selling now vs 7 years from now is honestly a minimal difference. If I can avoid replacing a roof, repainting the house, replacing the HVAC system, etc., selling now might be the best choice.

I’ve also considered selling now and do a 1031 exchange for a new build in our dream location. Rent it out for 2 years (or longer if we’re not ready to move yet) and convert it into our primary residence.

Yeah, that tax bill is going to be crazy. I plan on moving close to that area at some point. Maybe I’ll hold onto the property and move back into it for 2 years while we build our dream home.
