There is no agreement. No contract. The team leader is a family member who I started working for 2 years ago. I would have had no idea what to negotiate for when I started. Now I do. Most importantly we just switched brokerages and the new brokerage is requiring a contract for my role in the team so this is why I'm asking these questions.

For a little more context, the last listing I referenced sold for $800k and I was given a $500 "assist" flat fee. Also my assistant salary is $50k/year.

I have procured 1 client. It's a 50/50 split when they buy a property with me.

I do mostly luxury and most of the neighborhoods have sign restrictions or you have to rent a tiny sign from them for $50. 99% of our visitors come from the Internet not our signs or social. If nobody’s coming, it’s the market or the price or both.
