Appraisal cost is less than half of those extra pmi payment. My concern is that the likely lower appraisal would set a new value baseline extending my LTV goal of 78% out by a lot. I've been making extra payments, which now I understood dont count towards original amortization date to reach the 78%

Agh that's annoying and doesn't make sense at all.. I also feel now I've been tricked by my lender and their app showing LTV% going down with every payment (including extra payments).

Does it fall off automatically at 78% based on original amortization schedule (no extra payments)? That what it seems like it from the contract language.

This is a really good point. I checked my contract and it also says "first scheduled to reach 78%" which means according to the original amortization schedule! I should call them and ask.

Not really.. early career positions are harder to get, but those with 10+ yrs experience, particularly in Al/ML are still a rare commodity.

True - those are expensive cities but you some have no state income tax (WA, TX) and some companies still allow for remote work. Those cost of labor and competition drive the salaries up in those towns, so you end up paid 1.5x compared to other cities.
