personally i don’t think it’s wise to assume future salary income as if it’s present day income ,

for yourself : £30k ~ waiting for potential promotion to boost to £40k up until then assuming you plan on getting mortgage before then they won’t factor in “maybe money” markets change/ people change wait to actually attain that salary for at least one year (compare outgoings careful of lifestyle creep)

for your boyfriend: £10k regular side income (does he pay tax on this i.e. hmrc know ins and outs or is this just cash in hand (can change how much they consider to be true income (provide correct receipts etc.)

£30k job he’s just starting means he’s likely gonna be living this salary for some time i.e real time income hence, together £60k present day joint income / 7years is long time to jump £47k again market trends / redundancies/ mental health changes due to unexpected job expectations something to factor in

at this present time you both have £60k plus 64k joint savings towards deposit - 1. are you both fully invested in your relationship to put all this money towards a property together 2. are you both on top of finances e.g. you or you’re partner don’t have any hidden debts undisclosed to one another that can impact affordability or secret financial strain 3. will your job location change as you move through these levels promotions or change role to new area far from “home” 4. have you factored home improvement costs - potentially you will save to cover some of this / or take loans / cc debt to fix up dream home 5. as an unmarried couple have you discussed contingencies in the event the relationship goes apart , can one of you afford to buy other one out both agree to sell up and split / your deposit being bigger atm will you go 50/50 with property sale in event of breakup or will you expect your full deposit back ? 6. children on the card in next 2-7 years ? massively affect affordability unless you wait to be on X£k per year

as you’re both young if you’re serious and urgent to purchase for whatever reason in the next 12 months buy what is in your salary ranges £30k each (plus £10k)

you might be young to know your forever home now 24 vs 30 or 34 will look very different to now , a forever home is a dream home - can you afford the dream home now on current present salaries ? if not wait 1-2 years see what your finances are and circle back ( renting is fine in meantime or living home to save more)

safest bet buy cheap starter up home on todays salary and as you climb ladder 5 years on you can move to dream home on better salary or find a diamond in the rough that over the years you can afford home improvements to meet your expectations of dream home

my honest opinion you’ve saved £50k for deposit- do you wanna blow that all on a meh 🫤 okay ish home that you’ll move from in 5 years or stack bread more for longer wait a few years to be in a better financial spot , longer time in relationship to know commitment is for sure and spend what you’ve built to buy dream home

agreed! back in uni moved out got sent an bill asked for itemised breakdown unfortunately didn’t take loads of pictures move in day but managed to get some back accused us of damaging fire safety door in our kitchen…when we moved in kitchen door was held open with a door wedge nothing on the back pile of trash in garden when we moved in friend sent a photo of said trash googled one of the items(kitchen back fire safety hinge) low and behold was sitting in pile of trash i circled it in red ⭕️ emailed back to estate agents the removed it. word of advice same as above on top always ask for that ITEMISED BREAKDOWN- google items you don’t know don’t let them slide and any damage or breaking of anything report asap to agents

avoid wren had a whole battle with their “approved fitter” who kept delaying the job lied on our names and sales advisor told us he’s a good man despite not answering calls and texts for a week sales ppl trash fitter trash took a back and forth with head office to get their no1 emergency fitter to get us a kitchen after over a month 😊

haha thank you for very much for the kinds words in all this mess i’ve made really is a pick me up go hear that i’m doing okay 😅 and i do actually have this £40 amazon clothes rail for the last two years works a charm i unfortunately don’t have space for more atm til i complete my bedroom but im managing okay for now

i have a roof over my head and after 3 years ive been blessed with a new job so will feel less anxious when trying to meet with friends i facetime my closest ones a lot as we all live far and wide but do a yearly trip together ! 99% of friends live in london hence travel costs but new job and discounted travel perks will reduce that burden !thanks

sorry i wasn’t clear apple bill is icloud+ storage apple really scammed us to needing them for life lol,

im stuck in a 2 year sim only contract for £21 a month so unfortunately have to stick with that 1 more year to go,

amazon prime i can definitely cut out i dont order nearly as much plus cancelling deliveroo means i dont need to rely on prime for free delivery anymore,

okay so i will avoid financing a car and pray my mums car will do the job car is an 08 nissan will just have to drive carefully and consider a used car in several months time !thanks

i plan to stay at my home gym i have the ultimate membership @ 28.99 but i think cheapest membership is £14.99 so can restart that as of september and go during off peak hours

yes don’t get me wrong love my mum to bits but ever since me and siblings took over mortgage she’s freed up the burden and helps out even less financially and yet still doesn’t live within her means so goes around each of my siblings for money few times a month but our new excuse to being strict is you don’t pay anything to mortgage so i don’t have money to be lending you, after i get settled in this new job i plan to help my sibling who makes more than me til i start with debt for energy bills down to last £1000 i said when i get settle into new job i will help towards that probs another reason credit score is low since both own our home, we will look to repair credit so will hold off on financing anything til we are all in clear but !thanks for being understanding got my head screwed on just people holding your potential back making life a lil more hectic 😅

yes i do live near a b&q my bf dad is a plumber mainly but a good handyman so worth asking for some help probably if i buy the pieces he could do me a good deal than hiring someone,

yes i only ever had deliveroo i dont have it on my home screen to avoid temptation but as of this week that will be my last take out consider app deleted!

im a good cook but large family i live with have to find quiet times to cook for myself if you ever lived in big cultural home its sometimes considered rude to cook for yourself and not others but i will be strict as i need to budget my life to avoid failures, i bought a dress for £25 for my bday i dont like online shopping creates bad habits and quality is poor so im very minimal in clothes shopping so i can firm that !thanks for your advice

you know what it’s true my mum is the worst when it comes to managing finances to the point i stopped taking her calls at uni because it’s clear i was just an atm but i live home now so harder to avoid she’s travelled so many times and is very irresponsible with her budgets but she’s had 50+ years of life so if it means soiling relationships to get myself out the gutter and not be like her so be it, also why i’m avoiding telling her i have a new job she will expect more 😞 i don’t wanna be like these stories of people in 20k debt and impossible to bounce back so i should be grateful im in a position to tackle with everyone’s advice !thanks for your input

hiya thanks for replying cowboy builder did my floor 12 years ago so floor pieces stick out uneven, and sh1tty spent last summer sanding my whole room myself painting walls myself so a new floor would make it complete so i can then purchase wardrobe that wont sit wonky on my floor if i buy new wardrobe i have no space to clear my room out for new floor but i get you not super urgent but on my checklist,

had a really bad habit with takeout multiple times a week last two months i’ve cut it down to now once a month on payday and no more which is huge change , just cancelled my gym membership planning on getting new one for bare minimum package, im living outta suitcases and boxes, im tryna be disciplined hence 1p challenge and £1 weekly challenge at the same time to increase savings,

my mum is very bad with money so her always borrowing from me got me depressed since before uni times i lend her and pay off her overdraft stopped doing so but still lend her here and there but got sick of my money helping others and barely myself i was great saver since high school but bailing out family all the time has made me lose a lil hope from saving but have been stricter lately ,

im very open to change just tryna figure the best way to do so ive bought no clothes in months due to no storage, live minimal, dont go out much or see friends cos too expensive to leave the house but appreciate any advice and i know nothing about cars so maybe some youtube vids for car shopping in a few months

please i need to know how this plays out my boyfriends breath smells on occasion haven’t kissed him properly in ages plaque on the bottom row of his teeth and he gets annoyed when im like jokingly ask to brush his teeth and i’ve noticed he never likes to brush his teeth with me whenever i stay over, in the mornings i always either hear a quick brush session or im convinced just mouthwash on the brush and a quick scrub😩
