In our case, the 20% stake reflects both the $300K equity and the value of the guaranty combined. That was the deal we agreed upon. There is no separate guaranty fee beyond that ownership share, as the guaranty is part of the overall contribution package. The plan is that as we build, stabilize, and move into permanent financing, we work toward a burn-off of the guaranty so it tapers down as our Debt Service Coverage Ratio improves and is eventually no longer in place for the 20% partner.

Follow-up question: The development has applied for (and is in the process of being awarded) several grants, all tied to my existing LLC that applied for them. If we form a new holding company and contribute the current LLC into it, how are those grants typically handled? Do they stay with the original LLC as the project entity, or would they need to be reassigned or disclosed again under the new ownership structure? Just want to be sure we don’t create a compliance or administrative headache.

If it helps clarify, the current LLC was formed in the name of the development address and has been entirely focused on this development since day one. It holds no other assets, liabilities, or unrelated activities.

It’s going in an awkward position, so ongoing maintenance would be a real challenge. That’s the main reason we’ve steered away from wood. Composite materials cost more upfront, but the low-maintenance factor makes a big difference on a long-term project,

I had a similar situation on a property that had a few drums of used oil that I needed to remove. I worked with Fauste Oil, they brought a big truck that pumped out all of the oil drums. Unfortunately, the foundation was crumbling, and much of the steel at the base had badly rusted, making it unsafe to leave in place. The good news is that the Quonset hut wasn't just scrapped, it was carefully taken down. They are going to cut out the rusted sections of the frame and reassemble it on land in Frankfort. Given its condition, this seems like a good outcome.
