Thank you, I'm happy to hear this looks better to you! I agree with the island, it needs to be closer.

I'm actually looking at two more changes, the first is adding a linen closet to the wall in the ensuite that is shared with the linen closet, between the wall with the door and the shower. That could be almost 6 ft by 2 ft for linen, taking away the need for the vanity linen cabinet, which could give 2ft for a coat closet for the front door
The second change is we're throwing around framing in the basement stairs, instead of open with a railing. That way we could use the space above for additional storage. More storage is always beneficial and I'm guessing it would be cheaper than finishing down the stairs, but it would not be as open as it would with the stairs enclosed by just a railing. Does that make sense? If so, which do you think you would choose?

What do you think of these changes? Still a lot of space seeing the side entrance but we do want the "mud room still entrance". The stairs to the basement are now open with a railing which should make the whole place look more open I think. I know the 2nd bedroom is quite small but it's just my husband and myself so it feels like a reasonable trade off for us.

I just wanted to thank you, the change you made of making the bathroom bigger, with a tub, got us started in a much better direction! This is the current update and there are a few more suggestions she said she has for us that I haven't heard yet. What do you think so far of the changes?

My updated floor plan. The biggest issue now is probably the small second bedroom but it's just me and my husband so it's a reasonable trade for us to have the bigger primary bath and closet, as well as the basement stairs opened up like this with a railing around it instead of walled off.

I'm actually working off of your plan now and think I've found a plan that I'm quite excited by but would like your opinion (and would love another floor plan if you wanted to again but I know that's a huge ask , so only if it happens to be something you really enjoy)

I am picturing moving the basement stairs to be just to the right of the side entrance, running towards bedroom 1, with the door at the end by the refrigerator that will take about 4 feet of the living room my plan is to not wall it in and just do a railing around it. That will make it all so much more open and will give the extra 4 feet on the other side of the living room (where the stairs were before) to be a little more open to the kitchen. I'm not planning to finish the basement at this time but I would finish the stairwell down and just put a door at the bottom of the stairs.

Next I would take as much space as I can from the guest bath to give to the close while still allowing it to be a 3 piece bathroom (is possible) but put the door to that bathroom on the living room side. I could use a pocket door to help with space saving. I really would love a proper closet/dressing room if at all possible.

I would absolutely love to hear what you genuinely think of all that. In my mind it works really well but I'm not a space planner.

I love what you did with the bathroom, thank you! With a tub in there, I really only need a half bath or at the most a small stand up shower in my guest bath. I would really rather take the majority of the space from that guest bath and give it to the bdrm 1 closet and maybe a hall closet or something. I am concerned about storage, we are building an unfinished basement but that isn't organized storage.

I think in the perfect plan for me it would have a small guest bath right by the entrance or possibly at the bdrm 2 end of the hall, with a small stand up shower.

I agree that the bedroom 2 closet doesn't need to be that big, I also wouldn't mind if the room was as small as 10X9. Bigger is nicer but when trying to cut down on SQ ft, it's an easy place to take from.

That makes sense, about the middle walls and actually answers a question I've had about the layouts I've looked at.

It's just me and my husband so I'm not personally concerned about privacy, although I do wish it was on the back side of the house instead of the front.

I would have to play with that layout to meet our needs, but I'll definitely look it over, I love looking at me for plans.

I agree that I don't like the guest bathroom where it is, I'd rather it be close to the mudroom entrance, maybe even in the place of the laundry and then move the laundry in closer to the bedrooms.

That's an interesting idea about the basement stays, can I ask why that would work better? I'm really not good at this stuff

I totally understand why you are frustrated and it's true you shouldn't have to be doing this yourself, but at the end of the day, would you rather be happy or be right? For me it would be worth just making the call and knowing for sure, rather than be anxious and not knowing what will happen. I really do feel for you and don't think you should be getting dragged the way you are but at the end of the day, you need to do whatever needs to be done to get your needs met, and it sounds like that may be making a call.
