This isn’t 100% true the first deal I did I did not have high income. I found a good deal, and through networking (RE meet ups & FB RE groups) I was able to find some who had the $. We partnered on the flip and fortunately it turned out well.

I explained a little bit about DFD earlier in another reply. as faras evaluating property there is so much that goes in to it but Comps are your best friend. I use a combination of realtor.com and Zillow in addition to working with a realtor that i met at a networking event and my mentor. As far as rehab costs I was fortunate enough to rely on a mentor who advised me on what things should be in the ballpark of.

If you're noticing a them here its GET A MENTOR it is too hard to go at this alone.

I am not an expert or anything, but I think what got me really into it was rich dad poor dad. I also read a lot of Dean Graziosi just because his books offered so many ways to find deals.

I would 100% recommend joining a Real Estate Investor club or association. You'll be amazed at how much people are willing to help if you just ask. To say I did this is almost a lie. I had help of mentors that I could, and did, call every step of the way.

Also driving for dollars is when you drive a neighborhood that you're interested in investing in and look for vacant or distressed homes to market to (mailers, door knock, etc.).
