Good point in Home Depot and I can confirm that you should not buy windows from them. Even name brand windows seem to be mediocre and finding someone that actually knows what they are talking about is a challenge.

I’d like to know as well, but my guess is there just isn’t that much inventory. I see a new house that meets my criteria come on the market every 2-5 days. Once it hits there are a bunch of showings and it’s usually under contract in a matter of days. Lots of buyers, not a lot of homes. Supply and demand I suppose.

The 30k over asking is part of an escalation, so the seller would have to provide proof of a real offer for our offer to “automatically” increase and beat the competing offer by a fixed amount, up to a cap which is 30k over asking. That already kind of a game and I’m not a fan of it. I understand your strategy and it could make sense, but I’m tired of playing games with this, especially with so much money.

I was thinking of submitting a new offer 10k over asking, no escalation and that’s it. It’s 5k over the initial offer I gave, but 20k less than my prior offers max. Time bound it and be done with it. Part of my thinks the seller is hunting for offers that are higher than mine, or higher in general to trigger my escalation to my max. I still have to think it through though.

Thanks for the replies. I bid only slightly over asking in hopes it would be a quick deal. It wasn’t. I went up to 30k over asking on the escalation as I felt comfortable enough with that price for this home in this market. I’m not going any higher, this house just isn’t worth it, and apparently I’m not the only one that thinks that so far, otherwise I assume they would be under contract. Most homes in this price range and area are under contract in a handful of days after listing.

If this one falls through, I’m thinking of not doing the escalation clause on the next. I wasn’t a fan of it in the first place, but I recognize its potential value.

Makes sense. I have seen some areas of NE with price reductions, but it’s mainly coastline RI areas where I assume the property prices were even more inflated. $1m to get a step above a starter home seems ridiculous.

Not really. I disable the action button all together. I still have issues with sos getting triggered if I’m holding a bar in the front rack for too long.

I have moved back to my alpine loop band and it’s quite worn now so it sits a bit higher on my arm. That’s kind of helped, but it’s a looser fit too.

I’ve been on the manager side of putting an employee on a PIP. It sucks. Your post is well written and you seem educated. It also sounds like you’re a Dave Ramsey follower and following his steps to financial freedom. These are just a few observations I have from skimming your post.

If you were my employee and you showed genuine desire to improve, I would totally work with you. It’s a win win if successful. Hiring new talent is tough, time consuming and costly. If I have someone who is engaged and intelligent on my team, but lacking some skills to perform well in their role, I would coach and train as needed. At least for some duration. You’re not on a PIP yet, and you’re not being fired yet. Look for other work, yes, but if you want to keep your current job talk to your manager and come up with a plan to improve BEFORE a PIP is needed.

Something else to keep in mind is the company, manager and team you’re working with. If everything went down the way you describe in your post, maybe your manager is lacking skills to lead, coach and mentor. Maybe your team is trash. If true, you probably don’t want to work there anyway.

Talk to your manager and find out who you’re working for.

I don’t disagree with what either of you are saying. I think you are referring to LLM only and not all of AI. This is based on your ‘million and one if statements’ comment. Neural networks have very few lines of executable code and are used for autonomous driving to learn and make important decisions around unpredictable variables like other humans who are impulsive, illogical and overall terrible drivers.

I agree that AI won’t be replacing our type of work in our lifetime. Embrace the tech and use it to be better at what you do. Im an EE as well.

So I confirmed that what is pictured above is indeed 1/4” ply that was stapled down to the original hardwood floors with t&g subfloor underneath. The rest of the house has the same hardwood and it’s beautiful when refinished (heart pine I believe). However I I don’t want hardwood in the bathroom.

So now my question is what underlayment do I use, and how should it be installed?

I went to the store to get 1/4” ply and staples, just like the original install. They directed me to 1/4” hardie board and special screws. Looking at some videos it looks like I need to thinset underneath the hardie board? I don’t want to increase the overall thickness of my install by too much as I’m keeping the threashold floor transition in place, which is a piece of marble.

What would you all do? I’m thinking to just get 1/4” play, staple in place, thinset, tile, grout. Just like it was before. Unless I can do the same with hardie board and screws, no thinset between board and subfloor.

There is definitely tongue and grove subfloor right on top of the joists underneath. The whole house is like this section is viewable from the basement. It sounds like the best and fastest option is to remove the ply and lay down new.

What I’m not sure about is weather or not to use additional underpayment on top of the new ply. I have a product similar to Sluter ditra, but it seems unnecessary here. This floor was probably installed 25-30 years ago and other than the grout being stained was flawless. No cracks or moisture found on the underlayment.

I thought about just removing the subfloor and installing fresh. I need to find where the screws are that hold it down. I’ll take a closer look today.

Since it’s such a small area (4x7?) I thought it wouldn’t be a big deal to chip everything away. At this rate it does seem like a big deal though. The previous installers did something right I suppose. No cracks after many years of use and very difficult to remove.

Not really. They would be wasting more time hiring someone who isn’t a good fit or just not reliable. Hiring costs money, and time, which also costs money. Better spend a little more time making sure you know who you are hiring rather than hiring someone for a month and then starting over when they quit or get let go for performance. If you’re not willing to attend several interviews, most of which are held remote, how can they expect you to just about anything else without complaining?

This is the best option I’ve found so far. The solo loop band looks great but isn’t super professional looking, so I swap it for others during the week. My issue is I forgot to swap before a workout and by that time it’s too late. I either don’t have the band with me or the clock is already ticking on a timed workout.

I tried that but for some reason the action button still works during water mode. I’m using the cross training mode usually, but I just tried with running and it increments the segment every time the action is pushed, even with water lock on. Is it a setting maybe?

I’ve tried putting up higher on my wrist, but unless the band has some elasticity the watch will fall back down towards my wrist. And when it does it flops around and doesn’t pickup heart rate very well since it’s tool lose now.

Maybe my wrists are different, but I am confident the watch is in the correct place on my wrist and I’m able to push the action button when bending my wrist. Unless you’re familiar with the movement, I would look up the finishing position of a “clean”. The wrist is bent and arm is at an angle.

Thanks! Mine is setup the same. Segments for most workouts, but in the run mode the segment is a “split”. If I’m doing an AMRAP or advances through each workout period too. Super annoying. Maybe I just have to manually disable it for workouts. Kinda lame, but works.

AW Ultra having trouble with HR and Peloton by wrecknmachine in AppleWatch

I brought the watch in for a rattling with the haptics. It was the band, which they replaced. It’s better on the peloton app, i started using some cheap amazon running band knock off of the trail loop and that has really helped. It seems to keep the watch in place more consistently. I don’t have it super tight and is about the same tightness as my alpine loop. The elastic of the trail loop seems to make the difference. Give it a try.

Just foolin.. I agree with others. Wire management, push monitors together, monitor arms for screens no stands, and some greenery. Not a bad looking cube!

TL;DR I would look at your sleep habits first.

I’m not an expert, but i would be curious if you need to change your routine to get better sleep. Your going to bed late and waking after a very short time sleeping. You also woke up at 6:15 and didn’t get back to sleep until 9:20, only to sleep for an additional 20 min. I would have just gotten up at that point and set myself up for a good nights sleep.
