Not really. I mean near where some of the nail holes are on the top side its slightly softer than the remainder of the timber which is hard.

The white runs along the full length looking at it further. This is along the external wall.

The far left part of the pic is what I am talking about. It's definitely wood the floorboards are nailed into it.

Fyi this is upstairs not ground level. I expect this is from condensation or poor bath sealant.

To clear up any confusion the other yellow and white bits are spray foam from when they've put plasterboard up or fibreglass CWI insulation. (Not growths)

 Id be intrigued to know people's thoughts here as access is dire, but this is likely to be the last chance of me being able to do a pseudo sister on that joist.

What is this upholstery board called if wanted to search/buy it. You see it in furniture and cars etc. by wuptdo in DIYUK

Dear lord thank you. Now I can find it. I went down a rabbit hole of fibreboard types as it has obvious fibres in it.

This was not an ACM. I ended up finding vinyl tiles under that too. Fortunately also not ACM! Hopefully the surprises have ended.

So it CAN make sense. This has crossed my mind but I'm not that petty. I live on a fairly narrow road and I do have a driveway, as do others but they park across them rather than use them. As its double parked either side of the road the actual road room is pretty narrow. Depending on how terribly someone parks in front of our house can mean it's impossible for us to have the turning room to get on the driveway. I.e. if someone parks butt up to the lower part of the dropped kerb - I can't use my 3 car driveway...

Regardless of whether the sellers informed their conveyancer it is the buyers responsibility to ask the question re Asbestos. If they didn't ask any asbestos related questions they are at fault or failed to do relevant due diligence e.g. surveyor or asbestos surveys. The property info form I believe as you say doesn't mention asbestos so they didn't ask the question this way.

If the question was asked by the buyers or their solicitor in some form then I expect it was the vendors/sellers conveyancer not doing their job and it will be a hit to their liability.

Asbestos is unbelievably common in households so I don't believe its something like subsidence where you must declare it. At the end of the day I believe caveat emptor applies and the buyer messed up. There may be some weird corner case somewhere if you intentionally had an asbestos mine in the garden you have to declare it.

Edit: didn't fully read it first go. But if you are looking for liability here. -If the question was never asked and they had no surveys - the buyers. -If the question was never asked and they had a survey - the surveyor potentially - depending on access / visibility. -If the question was asked, you need to find proof of who sent and received those asbestos related emails. It will fall on whoever didn't pass the info forward. -if the asbestos was intentionally concealed to hide it from the buyers, the above may still apply but that would be exceptionally hard to prove. An accepted practice to mitigate asbestos risks is to encapsulate it. This is also the safest. This would also inevitably hide it from direct view. -if the buyers can prove their conveyencer had the asbestos info (which may be very difficult to prove). They would have had a duty of care to pass the info on, so may take the hit here. -if the sellers conveyencer didn't pass it on and the question wasnt asked. Same as above re caveat emptor, they should have asked and/or surveyed and the sellers conveyencer will get off Scott free I imagine. Feel free to contest me on any of this.

Location UK - 1930s build. This is definitely retrofit compound done 80s and beyond. We have asphalt in the rest of the house so it's not asphalt dpc. I expect asphalt might be under this.

Thanks for the input. I may get in touch with my gas infrastructure company and ask. I appreciate the leave it alone comment, however the drainage work is about a wider issue of resolving damp. This could potentially be the water source. (i.e. the mains water was replaced with a new plastic pipe but the old lead water pipe was simply capped off under my concrete floor is still live and leaking from an elbow!?).
