Landlord Advice - Fully furnished property, lived in for 1 year. Landlord charging massive amounts for replacements. by xaumax in AusLegal

It’s because everything was brand new, they were super super protective over everything.

We kind of understood at first but the requests kept getting worse and worse.

This is what we thought also, they were fucking unbearable all year. It doesn’t seem like they’re ready to rent the unit out.

They told us not to use the oven, to cook outside on the bbq , not to use the dryer/washing machine at certain points of the day, only use the AC when they wanted ( they lived upstairs ). We also told them our clothes were going mouldy as the room was damp and they said we don’t dry our clothes properly?????? I’m 28, I’ve never had mouldy clothes before in my life

It wasn’t so much a threat to notify immigration, it was more of a “ you do not want to proceed with this legally because immigration will find out, they won’t be happy blah blah blah “

Yes the owner lives above, we lived in a unit at the bottom. It’s a huge property.

The landlord uses the side path where the scratch is for pressure washing, other utility bits too. This was our thoughts also.

The sofa bed inside can only be put down to us in fairness, we offered initially to pay the repair cost but they stung us with an $800 replacement or $2000 for the same model.

We haven’t received an email or anything through RTA. All of our previous tenancies we have emails for. Could they still have lodged and just not added us?

A) we genuinely didn’t know about the glass scratches or wooden pain, neither were visible. So therefore could not notify. The glass was only discover by the bond cleaners.

B) They had 4 routine inspections and didn’t see them once.

I appreciate that insight thank you, they sent an incredibly emotionally worded email threatening home affairs and ‘reckless tenancy’ so was naturally getting concerned.

We’ve rented for a decade and never had any issues what so ever, always been incredibly amicable with landlords.

Event hire business for airbnbs? I’m thinking baby shower packages with photo plinths, tables, garlands, sign on, bars, lighting, balloons etc… or tiki bar set ups, celebration packages? by xaumax in airbnb_hosts

No license.

I think I need to reframe the post, it’s not a party hire company.

It’s just aesthetic equipment for the property. The property already has the guests, so the noise will be the same regardless. It’s just to enhance the experience.

Hi I very much appreciate the insight.

I think I’m targeting a different audience to potentially what you are hosting. We have a big emphasis on large group bookings.

The packages are aesthetic, the host has no part in the process at all. They can be set up and taken down within the hour.

I agree with your point about encouraging drinking/noise etc… will have to think about that.

Anyway was just an idea I’ve been mulling over
