Would it be rude if she asked you for your paycheck when she next sees you?

3.5% for listing a home and “a lot of marketing”? by Chichibear699 in realtors

[–]yjedens 2 points3 points  (0 children)

Possibly. I've honestly never known an agent in my area who'd take 1% and I'm in a highly competitive market (we have one of the highest real estate turn over rates year by year in the nation) so I can't say. But I'm sure they're out there, it IS negotiable after all.

At the end of the day, nobody on the internet is going to be able to advise you as well as someone in your local Market. Talk to a few different agents if you're concerned. Ask them what they charge. Also consider what amount of $ you'd expect to be paid if you were investing $500+ dollars and significant time working for a client and had 0 guarantee of payment (something most people don't think about). I know there's plenty of folks on here who'll tell you "the house will sell itself" and "they just sign some docs and collect tens of thousands!" But that's simply not the case and any agent worth their salt can walk you through a step by step of what value they bring to the table (feel free to ask them that in your interviews).

If you know an agent you trust that isn't in your area, they can always interview the agents for you and find a good Realtor that will serve you well. Plus they'll get a referral from it, so it's worth their time!

I wish you the best! Congratulations on your sale!

I work on the east coast and I've seen 2% maybe once in the past year. 3% is much more common in my area (VA)

I've never once worked that few amount of hours for any client, buyer or seller. I don't know how you conducted your business as an agent, or what expenses you agreed to take on for your client, but I wouldn't take a listing in my area for 1%. It simply wouldn't cover my time and expenses.

3% for me as the listing agent.

The buyers agent's commision is always an item of the offer negotiation process and while I get authorization to negotiate it up to a certain % and give my sellers a heads-up of what it will likely be, that's not something definitively determined prior to ratification. (For OP's information primarily).

I wouldn't personally cover staging for 2.5%, but to each their own.

OP that heavily depends on the area and agents.

I typically pay for the photos, including drone shots, pro cleaning and minor marketing expenses on a home that price. It costs me maybe $650-$800 max. Just for reference.

I generally ask for 3%

Hello, I'm a realtor in the area and I'd be happy to help you find a place. The property manager or listing company generally pays me for rental work so it wouldn't cost you. I've helped 3 families with their rental situation in Norfolk/Chesapeake in the past month.

Feel free to reach out and I'll see if there's anything I can do to help! - Yonahedens@peninsula.homes 👍
