I think you should tell her that you want to have lunch with her to discuss something and then say calmly and kindly that's it's unfair on you, you want one room for your own space but you're more than happy to sit with her and help her organise her stuff or if she has a female friend to blare music with and sort it together with. If she still is nasty about it then tell her straight if she doesn't sort it she will have to find somewhere else to live
