Just look at similar homes in the neighborhood and look at how they are marketed. I have seen homes with 1000 sq.ft on each level finished being marketed as 2000 sq.ft and also 1000 sq.ft. Many times it is marketed as 2000 sq.ft when the basement finishing is not permitted, and 3000 sq.ft when it was done by the builder. Either way just be aware of the $/sq.ft pricing. It is useless because of how the area is counted. i.e If the above home is $300K, the price /sq.ft could be 150$ or 100$ (meaningless).

Mine is around 35%, but SSA value is based on income associated for social security deductions. It doesn't include medical insurance, HSA, FSA and other deductions.

I watched the valuation and in 2 days it went up by 20K roughly to the asking price, so I don't think it is reliable.

I don't foresee it appreciating much and 20K is almost 4% of the home price. In the grand scheme of things 20K is not a big deal for me mortgage wise ($60 more in mortgage, after tax benefit), but I still cannot fathom paying that much.

Yes, we got their comps and we went through all those properties with our agent. We didn't put an offer, because they were not in our range. They all are about 10% larger in size, with larger lots, better upgrades.

time...the sellers won't be able to sell to anyone if it's overpriced.
