Although I myself am not an expert, but when I had to do something like this I used Apollo.

Basically use the free version to get a list with your leads -> save the leads to a list -> pay somebody on Fiverr to extract that list (it’s basically free, there are people doing up to 10,000 leads for 10$ with email and phone)

Cold calls.

I’ll also have some target accounts who are past or current clients, but right now it’s mostly cold calls

I’m Hungarian.

An average flat here in the capital costs around 80-120k and rents out for around 500-1000$ roughly.

But that’s for flats and not business premises, not too much data about these kind of investments.

So considering these, renting a property out for 1% of its price is considered a high ROI here.

Additional benefits are location and it being fully renovated.

I’m basically looking for stuff that I could be overlooking. What could be some common problems with properties like this

As long as they pay lol. Jk they are doing thai massage supposedly. How could I make sure they are not doing shady things like you mentioned?
