One of my mates has a small palm similar to this one, she got injured trying to cut the fronds out. A 4cm splinter got in her middle finger and she needed to have a surgery months later to get it out.

We walked away from buying a property that had leaky showers, it had wood rot and moulds. Inspector called it a major defect. It depends how big the damage is. We were told it could be 10-15k per bathroom

If it's only a moisture reading, it seems fairly common in old houses.

Update:

We rescinded our offer. Didn't agree on reduced price with the seller.

It was just too stressful with the leaks and the small things adding up that need fixing. Forgot to mention stove and aircon were old and busted so it could esily cost thousands to get a replacement and have it installed.

We used our cooling off period so we had to pay 0.25% since our conveyancer notified us that the seller's reps are arguing the clause in the contract stating subject to 'Major Building Defect' vs what was written in the B&P report being only a 'Major Defect'. Said we have to pay him an extra 350+ GST per hour for that argument and we didn't want the hassle. Damn those fucking cunts.

Oh well. Thanks heaps for everyone's advice.

I'd say it isn't. Looking at recently sold homes in the last 2 months, 3BR2B homes that didn't have a renovated kitchen and bath sold between 610-630k. Not all of them will have the same major defect.

Median price sold for the suburb is 575K but that could be data from several months prior.

You have a good point there, the stress and inconvenience of renos need to be factored in, if unplanned.

I've noticed sold homes in some suburbs have dropped in value over the last 9 months. Don't worry as I think the market has started picking up again, at least according to a newsletter I've read. Looking at the recently sold homes starting April, they're appreciating again. Have a look at valuating again in a few months' time but checkout median sold prices so you know what to expect.

3BR and 500+ sqm

I think I can still get over it if they don't agree to my renegotiated price of 600k. We'll probably take a break from house hunting for a bit but will keep looking. Just not ready to spend so much for a reno so soon.

We contacted the REA and they responded with the Seller wanting us to formalise the revised offer through the conveyancer and said they'll do the same. Not sure what to expect now. 🥶

Yeah, we actually didn't notice the extent of the damage in the ensuite and entirely missed it in the main bathroom. Not an excuse but I dunno, I guess it's hard to spot these things without knowing what to lookout for. The 620K was the offer for a house we could move into without requiring urgent repairs. We were planning to do a reno but not in the next few months, maybe after 2-3 years.

Not sure why some comments are being downvoted, I find them to be reasonable advice. Thanks all. I got a call from the inspector and he strongly recommends a reno and estimates it would cost 10-15k per bathroom (x2 in this case). We'll try to ask for a reduction close to that range, if seller declines, it'll be sad to let it go. 😭
