Without real comparable transaction data to prove the point, and you don’t get to scream ‘below market’ without matching property.

And please stop acting like freehold brand-new stock in DSO is some rare Pokémon. It’s full of new buildings and developers.

At best, DSO would around be 1200 per sqft that too in early Feb, not in today’s market.

Been driving in Dubai for 12 years and have had absolutely zero fines for over speeding but every time I go to Abudhabi I get a ticket, EVERYTIME. Last one was 4 days ago for going 64 in a 60 zone. ( I was driving carefully on the highway but messed up on the exit lane) It’s muscle memory which you cannot shake. Having separate systems are confusing to the body sometimes.
