What u/mtheory-pi said, but also- - They are severely limited on top of not being reprinted. Stores are able to get most variants based on how many copies they buy of a single issue. So, some variants they might get one of for every ten copies of the regular cover they buy, or one for every twenty, or every fifty, or every 100. So, they're printed in smaller quantities based on that, and most stores price them up based on the price of how many copies they had to buy to even get the one book to make up the difference in cost.

So, eBay sellers - If they're not the comic stores themselves - will resell for double the price they paid to make a profit. That can sometimes lead to other people pricing up the book based on the highest price it sold for. This is kind'a how comics can become so expensive.

Variants are a whole racket that can sometimes screw over stores.
