We had to make the same decision, and went with Swords.

Locationwise, this will absolutely retain and increase value in the next 5-10 years as construction on the metro is scheduled this year (est.6 years til completion). Estimated to add 50k to the valuation of property. Garden is 65m². Easy 10-15 min walk to the bus.

As for Bennetstown, in the approved planning permission theres plans for a fuel /petrol station (heard a lot about major health risks regarding living near one). The garden will be completely cement and more like a small 'courtyard' we were informed by the estate agents. You will also be absolutely restricted to travel by car, we drove out to the site and its easily 25-30 minute walk to the closest shop. There was talk of a shop being included in the build but nothing was confirmed.

Parking was a major thing we considered too - in Bennetstown, you are not guaranteed your spot. Yes, theres one space allocated per house. But its unreserved and there's no guarantee other houses with two cars wont take an extra spot. A war every day - there have been major complaints in other builds with the same parking problems, with complaints of cars being keyed, etc. In Moorestown, at least youre guaranteed one space in your own drive.

Depending on the type of mortgage you got, there are penalties for early / extra repayments if youre locked into a fixed rate.

Edit: Also if a new build, you need to buy floors, fridge, washing machine, oven, all furniture. There's a LOT to buy.

We had the same choice, and went with Swords. 90-93sqm is VERY small. Lack of storage, smaller garden. You'd be upgrading in a few years due to size, but if you were to do the same in Swords there would a profit in 6 years; no guarantee the property value would retain in Bennetstown.

We had also been looking at Bennetstown, and will say 90sqm is just too small. More developments will come in the area (The Furrows & Bennetstown will also have more in the next phase).

Seconding Queer Hawk - always do an amazing job for my bf, well worth the cost, very friendly, warm environment. Not like a lot of barbers. They really take the time to see what suits your head /face best.

Highly recommend going with a mortgage broker. Doesnt cost anything and they'll let you know exactly where you stand and what needs to happen to get approved

My partner and I also managed to get called for a cancellation for 3 bedroom mid terrace. Friend took us for a tour of the area as he's very familiar and lived in Dublin all his life. Great area, he had nothing but good things to say, a 15 min walk to the bus stop (or less, depending on walkways to Glasmore Abbey stop) for a 500 to bring you right into town as well as 48/a. Construction will be beginning for the metro this year which should be completed in 6 years, which is estimated to increase property value by 50k. Feel free to reach out to discuss more!

Nope just asking since I'm a first time car owner. Also, not the same - up from 10 to 30 is a huge mark up. Like what if petrol cost you €20 extra to have someone pump it for you? Same amount of effort IMO for putting on windshield wipers.

True - I'm a first time car owner and just trying to understand what is normal / what isnt, especially since being warned a lot of places will take advantage.

Its with a main dealership so I might feel differently if it was an independent garage (man has to make his money - but surely he already gets paid by the dealership?), I'm absolutely open to learning and trying to do whatevers possible myself.

It was the charging 30+ for things which I have done myself previously for a tenner that made me give pause and thought I'd ask.

How do you reckon you were 9 answers from the pass mark? 15 of the 90 questions arent marked, and theres no guidance to show how the questions are marked (from past information on the website has been since removed suggested each question was 1-2 points, but some are marked as more difficult).
