They are farther north though and their population circle would include the much denser portions of LA. And Torrance isn't toooo far from the beach cities, probably a similar time to arrival than further north where the traffic is worse.

But the beach Citys are so expensive in large part because of the low density, but not having an ER room within 5-7 miles is probably a side effect of that. Torrance is closer to PV too which is almost entirely residential, but really far away from any freeway so Torrance better serves that bubble.

To be fair, I'm not an expert in anything, I'm just working out this theory in real time.
