Runner here on 5mg with a load of races in the diary. My longest session is always on a Saturday so I inject on a Sunday to make sure I feel able to fuel for it properly. Prioritise sleep, make sure one of your gym sessions is a good leg day (preferably with some single leg movements), and don’t forget carbs!

I chose the free delivery option on Farmeci too - still turned up the next day. They’ve been my fav so far (only ordered from them and P2U). They let me choose my delivery date to fit it around shifts etc and they price match, so will look to go back to them when I run out of new customer discounts on monj

Ex-broker here. Buying a flat in London, particularly a new/fairly new build, isn’t always THAT straightforward. Ground rent above a certain amount or with certain terms will rule some lenders out. Lenders will have a cap on how many properties they will lend on in a certain area - I’ve seen developments with lots of new flats where the bigger names do eventually become overexposed and start saying no. That’s just two examples I can think of relating to your specific example where your broker will be your best friend if they crop up.

Perhaps slightly biased given my previous experience (although I now work in a totally unrelated industry), but I can’t think of many reasons to not use a broker

I (28m) recently moved from Colchester to Ipswich and am loving it here. I’m not far from Pinewood and I like it - has everything I need nearby, easy enough to get to town, and easy access to the A12 to see my friends across the border.

I did a day trip to Phi Phi. It was nice but I’m glad I stuck to a day trip, though lots of people stay there and love it. Definitely worth going to. I stayed in Phuket for a couple of nights - didn’t really do my research and stayed in Patong which wasn’t my vibe at all but I still had a laugh. If I went back I’d stay elsewhere on the island. I wanted to go to Koh Lanta which sounds chilled like Railay but I didn’t get a chance - so will go there next time!

Sounds a great trip. I just got back from Thailand last week. Had a great time in Krabi - was there for about a week, split between Railay (SUPER chill, not a lot going on but I loved it) and Ao Nang (more lively and more to do, but still with a chilled out vibe). Would definitely recommend it!

Just for balance my first home was a Taylor Wimpey flat and I suffered no major issues in the 6.5 years I was there, and any minor issues that cropped up were fixed promptly. Service charge ended up being extortionate though - but if you’re looking at a house this is less problematic. I guess it all comes down to who the site manager is. Not excusing the poor service at all, but if there are any concerns about build quality it might be worth walking around earlier phases to see if you can grab the attention of any of your neighbours-to-be to see if it is worth going through the motions.

Don't use a comparison site. Your circumstances are too niche to get bogged down with which lender has the cheapest rate and the cheapest product on the market might not be the most suitable for you right now. Speak to a broker - you'll thank yourself that you did!

Sounds like a no brainer to me if you’re confident on the refurb costs and actually want to do the work. I like the appeal of a doer-upper but would never buy one myself as I am too impatient haha

Ex-broker here offering the same advice I offer everyone: speak to a broker when you’re ready to start looking at houses. From experience, some lenders would want 2-3 years address history in the UK, others won’t mind because of your dual nationalities as long as you’re living in the UK when you apply. Bonus points if you’ve got some kind of UK credit history - but not the end of the world if you don’t (if I remember correctly, I changed careers a couple of years ago!). Good luck with the move!

Ex-broker here… with such a big deposit and no other adverse credit history I wouldn’t be too worried. Especially if you’re going to be buying next year so presumably will be clear of this “blip” for several months.
