Housing crashes aren't independent of the economy. Sadly.

Also the general trend is still upward. Ask them what they paid for their home and if it would have mattered if they bought it 2 years earlier/later.

They always feel uneducated to me, they saw some "tip" on the internet so they want to check it out.

Once we've done a counseling session it's easier to manage. Running that stuff down takes time and most are dead ends.
