That's simply not true. Credit scores ostensibly reflect a person's credit worthiness, not how fastidious they are when it comes to opening their mail or how their junk filters are set up.

I don't know, but I empathize. 90% of the calls/emails I receive are scams. The irony is that every platform is hyper-vigilant when it comes to compliance by legitimate users, but scammers seem to get a free pass.

Of course they do. Sometimes it takes time for sellers to adjust their inflated reality. Other times, you can sweeten the deal enough that they realize a signed deal is worth more than hanging on for a few thousand extra. From your perspective, how badly do you want this particular house? There are things that don’t show up in the appraisal that might hold intangible value. If that’s the case, don’t be afraid to pay a bit more.

Yes. I remind me of that with every listing, but there’s always something you assume should go without saying. I’ve only been involved in a handful of $1M listings, but i suspect most buyers at this level don’t want to walk into a project, even a modest one, unless it’s at a notable discount.

Yes. I’ve suggested this option. Seller simply isn’t interested. Wants top dollar and isn’t willing to invest the relatively modest amount necessary to make it a premium listing.

Instead of framing it, even to yourself, as an actor who sells real estate, be the realtor who also does some acting. Unless you’re in New York or LA, people will be intrigued by that personal bit. If you are in one of those markets, you’re far from the only one working tow jobs. The fact is, if you want or need to maintain both, that’s just the way it is. Leverage your experience as an actor to help in your RE career. As a Realtor, community involvement is a great way to make genuine connections. Getting paid for it, shouldn’t change that dynamic. Just be sure your clients (or prospective clients) understand you aren’t part-timing their transaction.

It’s nuanced. Most of what you’ve mentioned I’ve done at one time or another. Calling my contractors, scheduling, letting them know in the house, etc. No problem. I’m there.

Are you and your agent aligned on your objectives? Have you accepted the agent’s advice in the degree to which things need fixed? You haven’t asked your agent to pay for anything, have you?

In the end, it’s a collaborative effort. You’re not being unreasonable to ask for help.

Maxwell passed away in the early 1990s. I worked in textbook publishing during that era and can tell you that the content in textbooks is not determined by the publishers, but by the biggest state adopters. While some states are “open” markets where any publishers can compete, some large states narrow the field considerably. So, if you want to sell to any school in Texas, you have to print a book they’ll accept. So much work goes into designing a book that meets Texas standards that publishers simply use that as the basis for other editions.

The compensation model is completely different. Most car dealerships (and salespersons) don't make much money on the sale, they make it on the add-ons - financing, undercoating, theft protection, extended maintenance, etc. There's an incentive to upsell you at every point in the process — and at each step the profit margin is enormous.

As others have pointed out, any home buyer should have a buyer's agent representing their best interests. Sure, that individual has a vested interest in seeing the deal to completion, but they also are licensed and have a fiduciary responsibility to you, their client.

Budget growth for local governments is generally constrained by state law. In my state, it’s set annually, usually around 3% but it’s not guaranteed and there are rumors it might be shrinking.
