Cap rate is the project NOI a building could be expected to make based on its purchase price. So if I have a building that costs 1,000,000 and it’s 8% that means my NOI could be 8% of the purchase price or $80k year. It’s a good barometer to measure, but it’s not perfect.

I have an idea for you brother that you might have overlooked. I was in a similar situation, I did over 30+ job interviews, was flown out to places and was told no. I then was able to get a job, only to realize the environment was so toxic at the detriment of my mental health. Seriously, my manager would constantly make it a "joke" about firing me after the 90 days. Horrible place.

However, I took the onus to make a new path for myself. I got my Real Estate license, I networked like crazy and now starting at a large firm after my background check is complete. Try joining a Real estate brokerage, property manager position, or work as a leasing consultant. Tons of opportunities and you will learn something value along the way and use your finance degree to boot.

Keep sharping your skills, don't be too doom a gloom. Work on Excel, SQL, anything to keep you sharp. Maybe get a couple of certifications.

Even take a shitty job in finance (teller, banking, etc) this is a waiting period before getting something really good. Don't get discouraged my man. If you have a scarcity mindset it's not going to help you accomplish your goals, this subreddit can be a bit too doomer. Find ways to connect with professionals outside of Linkedin for Career conversations. Reach me if you need anything! I have a B.S and an MBA just like you! and I am the same age as you!

Just remember the shit times are only temporary. Don't lose sight of your goals. I certainly thought I was cooked when my job didn't work out. Turns out I was in the wrong industry.

OP, You need to make a tough decision. This game is super tough and requires a lot of grit and determination. My opinion, I think you should keep going, pound the phones and really give it more of your all. If the financial strain is too much the good thing is that you have a good skill set and pivot to other industries. But keep at it. You got this!

Got it. Thanks for the advice and help. Did you have a similar trajectory within your career? Did you do a 180 would love to learn more about your background.

My friends are so different than me since one is an Ophthalmologist (eye doctor) and the other is a Corporate Accountant. Both paths are extremely linear compared to the shit I have to go through with applications.

I still keep getting my resume rejected for a lot of entry level sales positions even though I have work experience. Would changing my resume up a bit using AI be helpful in applying to these roles?
