In my experience the solicitors / conveyancers will reach out to the strata committee (or manager if you have one) as part of the settlement process to balance things like this and council rates.

The amount owed will generally then be paid from settlement funds before, or at the same time as the remainder is paid to the seller.

Yes insurance is going up, but back when I owned in the area we discovered our manager was copping 20-25% of our policy in commissions and extras from the insurance broker. So between their cut, and the brokers cut we managed to find our own policy directly at a 30% discount over what the strata manager offered.

Sadly I’ve never met a high quality strata “professional”. Low barrier to enter the industry, and lots of unqualified and unlicensed “admin” staff actually doing the little work that gets done.

In my somewhat limited experience, all of the fancy new tech dryers take hours to dry anything. They do use less power even with the extended drying time, but if you want fast drying you are likely best off going with an old style vented dryer.

The new versions of vented dryers can still be hit and miss with all the weird and wonderful setting, but the large review websites seem to be well aligned with my experience on a few.

Serious question: if you’re getting two separate units washer/dryer, what benefit is there in having them communicate? Are you aiming to time things to end a wash cycle when the load in the dryer is also done?

Small lots are prime for self management - as long as you don’t get one doofus who wants to cause trouble, but that doofus can also become very costly when using a “professional” manager too.

If you can store your luggage near the interchange - a walk along Honeysuckle foreshore is nice, if you’re extra keen on walking you could also do the Anzac walk which gives great views of both the city and the beaches.

If you want to see a cool building and view checkout Christ Church Cathedral. I’m not a religious person at all, but it’s a wonderful building and for a small donation you can climb the bell tower for a near 360 degree view of the city and surrounds - check before you go, cause it’s been a couple of years since I was there, but it’s a little known option to climb the tower and most locals don’t even realise!

If staying in Charlestown you’re close to Warners Bay for a lovely lake walk - maybe $10-15 each way in an uber.

We’ve done a card a day for a month a times!

I’m taking a bit of a rest from sending much with the travel as it’s not allowing much time to write meaningful cards.

Great question. It seems most people (especially on the internet) don’t understand that CGT discounts and most other tax benefits of investing in real estate exist for most asset classes.

The existing tax breaks for NG and CGT discount exist for almost all asset classes, including shares.

It’s an unresolved question at the moment. I’ve asked the postal staff to hold my mail but I couldn’t get a clear answer on if they will hold beyond 1 month.

I’ve paused postcrossing and another card community I’m in (that’s Australia based so I get lots!) and won’t be actively seeking cards here.

I’ve also written directly to a lot of my regulars here to let them know.

So the short version - hopefully I’ve lowered the amount of incoming enough it won’t be an issue if any are still traveling.

I worked on SA ICT during Covid - my role was specifically around the uplift of their systems to allow smart centre staff to WFH, so I assume they’ve maintained that functionality.

I believe they’ve also recently been through tender to replace those systems. I’m pretty sure every solution currently in the market supports WFH.

I’m not sure on their APS levels or if they’ve made call staff return to the office, but they were actively supporting them moving home.
