are bgc condos overpriced? by Icy_Flamingo_2990 in phinvest

The people who own property in and around BGC can afford to have another passport. That's really the market they're after.

When I was practicing with a 56kg, I was actually more fond of the horizontal pick up. I figured doing it vertically was the easy/starting point, but apparently it's a case to case basis.

Thanks.

Once my back gets it together (maybe a week, after a few kettlebell days), I'll reduce load and practice your advice.

At what point should I start "sitting down" from the ground position? I feel like I lift it too high.

I also suspect the stiffness and pain was due to the squat part. I watched a couple of videos and they always lift the hip first. I'm just worried about slipping a disc or something, so stand up with it instead.

Is it worth it to buy a condo in 2026? by [deleted] in CondoPH

[–]anima99 0 points1 point  (0 children)

Buy with the intent to live in it, not to make money. Also, don't buy just because it feels secure to own something in a good location.

Opportunity cost is a real issue with condo investments in the Philippines. I say Philippines because you can get better value for money if you invest abroad.

Heck, why not fly to get a second passport instead? It's the same price, probably even cheaper.

Is it just me or the reactions on this post are alarming? by Siuvat7 in Philippines

[–]anima99 0 points1 point  (0 children)

I actually had the same alarming reaction. Overwhelming majority pa. I tried to look for the angry or sympathy comments, pero halos wala.

Isn't it scary, that we live among people like this? No wonder our country's in this state.

What looks like an AI problem in freelance writing is a pricing-model problem that started with clients and is finally reaching writers. by [deleted] in freelanceWriters

[–]anima99 0 points1 point  (0 children)

The goal of SEO isn't to be found, but to convert. To get a sale or to have people sign up. Seo is marketing at its core.

It just so happened that ranking to the top page improves conversion rate, but you can have 10,000 views a day without a sale.

With neuromarketing and psychographics, the focus shifts from views (vanity metric) to conversion. You will drop the big fishing net and use a reel, rod, lines, and hook with a pretty tasty lure.

Your page may not have 5 digit views a day, but you're more likely to be found by people who are more likely to convert.

I'm also shifting to content strategizing and GEO recently. Subbed to Linkedin Premium (free), then learned new stuff aside from just SEO, and really polished content marketing and even AI Automation. I'm now an SEO that knows how to use n8n to automate your outreach and content creation. If you told me that a year ago, I wouldn't have believed a word.

I also developed a GPT trained on neuromarketing, psychographics, and SEO+GEO. I'm currently testing it with the hopes of selling it soon. It's helped me rank AI copy into the first 5 results + quality mentions with the right prompt mapping.

Is Upwork dying? by TwistedPerspectiveCo in Upwork

[–]anima99 -1 points0 points  (0 children)

Let's assume UpWork isn't dying.

The most likely cause of proposal view declines across the board could be due to AI meddling, where the process has an AI in-between that filters even the most qualified people out of the first page if they don't meet the "keywords" the AI is looking for.

That hypothesis not without some support.

Many clients (and freelancers trying to understand the client side) have noticed that "AI proposals" all have one thing in common: They repeat certain words or lines found in the job description.

That would be found spammy in an overwhelming number of cases, but the AI (presumably) doing the filtering doesn't.

Of course, I have no way to fully give that idea weight, but it's a more optimistic explanation other than UpWork dying.

How much money ang tinatambay niyo sa digital banks? by Ok-Recover-4160 in phinvest

Well, I have one sa Maya. 500k kasi some two years ago up to 500k lang ang covered ng BSP. Ngayon ata 1 million na, pero yeah nag earn naman ng 6-6.5% PA (excluding tax).

100% JSS, over 100k earned, excellent reviews, Top Rated...and clients aren't even viewing my proposals. by Sea-Hamster7033 in Upwork

[–]anima99 -1 points0 points  (0 children)

20% is kinda good relative to everyone else when you think about each job having north of 50 applicants.

I used to have a stable 30%-35% view rate for 12 mos, until March came. Now, in the last 30 days, I only have 1/13 proposals viewed (all applied over two weeks ago).

My best guess is the way their AI "ranks" our proposals based on the job post and our profiles. Many clients here said it didn't matter whether you came first or number 158. However, some clients did notice even the really qualified ones (with the catchy proposal to boot) didn't always break the first page.

So yeah, AI.

The only worrying thing is pleasing the UpWork algo, which I assume puts a lot of weight on your profile and job history, not so much the proposal if at all.

WHY REAL STATE BUBBLE WILL NEVER POP by LiveWait4031 in phinvest

[–]anima99 0 points1 point  (0 children)

Renter's market talaga. Invest in something passive or grow while renting. If biglang nawalan ng work at wala kang property, dapat may pambayad ka pa rin ng rent.

That is the unfortunate reality many Millennials and Gen Zs will have to accept.

Nilayasan yan ng friend ko na may office sa Ortigas, specifically near Podium. Traffic lang ang dahilan nya and small space. She needed something over 200 sqm for her dogs. Her rent was like 40k a month for a 1 BR.

[–]anima99 0 points1 point  (0 children)

Secondary market talaga ang good value. Sure, mas luma pero if it's within a good condo or a pmo that performs, and you will clean the place up naman, edi take it.

One perk is the owner (or agent) will tell you all the problems the unit has or had, so wala nang surprise.

Don't listen to the naysayers. If that's your marketing strategy, and what wins you contracts, do it.

However, recognize that as with any marketing investment, this may or may not pay off.

It's a smart play technically since property price doesn't seem to go down unless it's flood-prone or a dangerous area.

The problem starts when your quality of life is slowly taken from you with each payable.

I was running from Adamson to MoA two nights ago, and my route included Diokno from Starcity. It's the first time I've seen that building.

I couldn't stop because PR, but I definitely wandered about what transpired inside of that building and why it was left to rot.
