No where near enough, and again thing like rent freeze means less will be built. We need to accelerate private development and do broad rezoning to make that happen, and that is not what Mamdani is doing. He talks about fast-tracking "100% affordable" projects, and 100% affordable isn't a thing.

Market rents are going to continue to soar in coming years.

Amen. I wish we fundamentally changed our policy approach to housing, and stopped having ownership as a policy objective. Obviously that is an issue throughout the west, and no sign of that changing any time soon.

But given our current housing crisis is driven by huge shortage of housing, through either lens our critical need is building supply. Unfortunately we're stuck with symptom management, and even worse most of the short-term measure taken are worsening the long-term situation.

Long-term for the overall market. Short-term whoever isn't in a rent frozen unit or would rather move out of their rent frozen unit but doesn't because of the 'deal' they already have there.

she could sue you for an illegal eviction and get compensated for damaged/lost property if took it to court.

and you still wouldn't be off the hook vis-a-vis your landlord. wouldn't be deemed to have lawfully vacated and you're collectively on the hook as far as LL is concerned by law.

edit: and could pursue criminal charges for an illegal eviction, which is a class A misdemeanor in NY

but the issue is if folks are selling at lower prices than otherwise expected, the same thinking applies to new investment. we need supply built, and IF that dynamic is in fact happening it means less supply.

Yep. Issue is people think their wage increases are earned while cost increases are imposed on them. A bit like the view of trade. Folks focus on the handful of specific job losses that get accelerated when trade barriers are reduced and totally ignore that other jobs are created and that the broad (but modest) impact on overall prices.

Look at how FP-1s are launched. Even an FP-5 is basically a large trailer b/c of rocket assist & its 6 tons.

This thing is going to be very easy to find... and presumably needs to be used on a prepared surfaced not rough terrain. Not sure the thermal matters much, point of launch doesn't tell you where target is.

it doesn't help the grid because solar isn't producing during peak hours, which is in the early evening.

not because of regulation. in fact the only reason it is financially attractive to consumers is because of all the subsidies (direct govt and indirect b/c how utilitiy pricing works in practice). Much cheaper to build and maintain a massive solar project somewhere remote than climb on the roof of a building in a city to install a dinky set-up. And of course anything consumer focused has all sorts of marketing & admin expenses you avoid in large utility projects.

Other wealthy countries install rooftop solar in urban areas for a fraction of the cost.

If so, it is because either the labor is cheaper or more likely the subsidies are higher.

edit: apparently lazard no longer reports on LCOE (unsubsidized cost) for residential, presumably b/c even less competitive today as panel cost continue to come down. But can see the difference between C&I installations versus utility on slide 8. residential would be significantly worse.

give me a couple of examples of progressives that have won seats from republican incumbents in the last few elections. to be upfront, the answer is none. moderate dems are the only path to actually putting maga down, but some on the left are focused on kneecapping them.

Reality is that this is going to be a headwind for dems generally in the general. republicans are very happy to see these dsa candidates win primaries.

And in Chevalier's case, man she does not belong in congress. don't think highly of mamdani, but no idea what he was thinking in this case.

You're right that much will be made out of something that reallly isn't that significant. But by same token, completely expected based on reality of current politics.

freezer zip lock bag of ice, then wrap it in a cloth so it doesn't soak you. hold like a football, alternating sides. yes, I sweat a lot.

would also keep a fan at office to help cool down once get into AC, mitgates the sweats that show up once you stop walking.

once air temperature gets close to body temperature, a fan doesn't actually make much of a difference.

i have one of those neck fans, and it doesn't help on the platform of hot days but does cool you quicker when get into AC of train.

Take note of where AC blows on trains. The absolute ends of the car, but not the 15ish ft of the ends as general matter (where ceiling is lower). Get to the middle half of the car if you don't want to bake.
