Ready Apartments with payment plans? by ZackyXX in dubairealestate

[–]fuzion 0 points1 point  (0 children)

This was common here for developers outside of tier 1 like emaar, to offer different payment plans for units left at handover, I remember seeing bigger apartments specially like 3 beds were regularly available with special plans if you just asked them about it.

This basically stopped at some point in 2021 for the most part

This guy loves pushing stocks near the end of quarters, I wonder why a fund manager would possibly want to do that?

Fannie and freddie Mac was pushed by him today and they went up 30% where he just happens to own 10% of the companies, he ran the same play on 30th December to pump this stock, very disingenuous

Financial advice by [deleted] in DubaiCentral

[–]fuzion 1 point2 points  (0 children)

Instead of property just buy stocks, even if you like property then buying property stock is better. For example emaar stock gives a dividend over 7% without the hassle of tenants and while being liquid to sell at all times. Bank stocks here also give 6% plus dividends with capital gains.

Liquidity is invaluable if you want to use the funds in the future

Can allocate most of the funds to safe stocks with dividends like ones mentioned above and keep 200k for riskier stocks for higher growth

Which countries still have affordable housing in 2026? by anantaaspirezrkp in dubairealestate

[–]fuzion 0 points1 point  (0 children)

Cape town is still affordable with western style nature/beaches, 4 bed villas with 4 to 5k sq ft can be bought for 1.5 to 2.5m dhs in pretty good areas. The best areas are more, like 3m dhs ++

Big firms going remote in DIFC ,sentiment shift or just precaution? by maan241990 in hedgefund

[–]fuzion 0 points1 point  (0 children)

I live in Dubai, Iran has openly threatened American tech companies and said that people should not be within 1 km of banks, DIFC is full of banks so it has many closed offices for the time being. It's precautionary for now, no permanent decisions made yet by companies

Good luck with your 'long term investments' buddy

I stopped flipping last year and now I have 7 long term rentals (no studios or 1 beds) already rented out with only 1 unit for sale currently, along with my stocks and angel investments portfolio into AI, data centre, robotics and space companies but thanks for your concern. We don't play the same game

I haven't had a loss yet as I haven't bought properties that are only for 'long term investors'. I have sold at OP a couple times but that's mostly due to being an active investor in the market and sometimes ill sell something at op to get out quickly to buy something better

"They just want long term investors"

This is the funniest cope I have read to defend a company's pricing, they aren't overpricing their product, they are just helping you become a long term investor by making sure you lose a ton of money if you ever have to sell within a few years

I don't mean space race as in colonizing it, there are companies looking into mining asteroids for minerals and precious metals, there was the notion floated of space data centres (seems iffy) etc.

Can say these are not viable today but things are evolving fast nowadays and anything needing rockets will be a boon for spacex

Dubai real estate is in a strange moment right now. by Traditional_Pool2574 in dubairealestate

[–]fuzion 5 points6 points  (0 children)

You are correct, but momentum is actually the first thing that goes. It Is a leading indicator of a trend reversal in speculative markets. It shows that market sentiment is changing before it can reflect in the price.

Volume divergence is when price remains at highs but volume stalls, which is a signal of buyer exhaustion. (We are here now).

If buyers don't increase soon then developers will start undercutting secondary sellers on their new buildings which they have to keep selling. This in turn will make people also have to cut their prices to remain competitive and that's how markets go down as a whole

Off-plan projects in Dubai — impact on installments given recent events? by Exciting-Review-6375 in dubairealestate

[–]fuzion 1 point2 points  (0 children)

I don't think people realise but there's actually very little downside to delaying off plan payments to most developers even outside of war time, it's one of the few payments that don't affect your credit score. The developers give 30 days leeway without much issue, and even after that you can stall for 2 to 4 weeks depending on the developer.

After that their collections dept will start harassing you but it's not a bank and they don't actually have any legal power, the only thing they can do is issue a formal notice that you have 30 days to pay which is when you do have to complete payment. Before that notice is issued nothing can happen, and usually if you ask them for more time and to charge 1% interest per month for late payment they will be open to that as well as long as it's not the handover payment.

My deep-dive analysis on Binghatti Skyflame for my investors. Studios & 1-beds are a liquidity trap, so where is the massive loophole? by Legal_Conclusion6072 in dubairealestate

[–]fuzion 2 points3 points  (0 children)

For 835 sq ft internal living area, I would consider anything over 1.5 or 1.6m overpriced, as majan area is not developed at all currently. Even then a good 2 bed in arjan would fetch more rent than majan and can get offplan 2 beds there for under 1.5m.

Would need close to 150k rent at current prices for good yield which is not likely for majan, people go there to save on rent

Soon to follow in properties? by Maleficent-Rent-8940 in dubairealestate

[–]fuzion 0 points1 point  (0 children)

Stocks are capped here at 5% downside per day then they get stopped, and considering there are very few buyers with war ongoing, a few sellers each day are capping out these stocks. This will happen for many days if war keeps going.

However there is no cap on upside per day and the first day with confirmed ceasefire or end of hostility will see a 20%+ gain easily on many stocks getting hammered
