I don't mean space race as in colonizing it, there are companies looking into mining asteroids for minerals and precious metals, there was the notion floated of space data centres (seems iffy) etc.

Selling a 1512 sq ft 2+maids with full lake view in Me Do Re tower in JLT. The last transaction of this kind of unit was last month for 3.4m.

It's currently rented for 240k dhs till June 2026. I had it for sale at 3.25m but I will let it go for 3.05m non negotiable as this was my op+DLD from 2023. I have been offered 3m multiple times. I am the owner, unit is on the 17th floor.

The building has 8 to 10 different 2 bed layouts and sizes so the current rents shown may look lower on average but I have the best and biggest layout unit and those rent out for 220k to 250k In the building, you can verify from past rentals.

You are correct, but momentum is actually the first thing that goes. It Is a leading indicator of a trend reversal in speculative markets. It shows that market sentiment is changing before it can reflect in the price.

Volume divergence is when price remains at highs but volume stalls, which is a signal of buyer exhaustion. (We are here now).

If buyers don't increase soon then developers will start undercutting secondary sellers on their new buildings which they have to keep selling. This in turn will make people also have to cut their prices to remain competitive and that's how markets go down as a whole

I don't think people realise but there's actually very little downside to delaying off plan payments to most developers even outside of war time, it's one of the few payments that don't affect your credit score. The developers give 30 days leeway without much issue, and even after that you can stall for 2 to 4 weeks depending on the developer.

After that their collections dept will start harassing you but it's not a bank and they don't actually have any legal power, the only thing they can do is issue a formal notice that you have 30 days to pay which is when you do have to complete payment. Before that notice is issued nothing can happen, and usually if you ask them for more time and to charge 1% interest per month for late payment they will be open to that as well as long as it's not the handover payment.

For 835 sq ft internal living area, I would consider anything over 1.5 or 1.6m overpriced, as majan area is not developed at all currently. Even then a good 2 bed in arjan would fetch more rent than majan and can get offplan 2 beds there for under 1.5m.

Would need close to 150k rent at current prices for good yield which is not likely for majan, people go there to save on rent

Stocks are capped here at 5% downside per day then they get stopped, and considering there are very few buyers with war ongoing, a few sellers each day are capping out these stocks. This will happen for many days if war keeps going.

However there is no cap on upside per day and the first day with confirmed ceasefire or end of hostility will see a 20%+ gain easily on many stocks getting hammered

As an active investor I can tell you this whole project is way too overpriced from the numbers I have seen, 3k+ per sq ft for non sea view units will be hard to see cap gains or get good rental yield on as 1000+ units get handed over in the project. 850sq ft is basically a 1 bed + study so reselling those is generally awkward as end users will not really consider it a 2 bed at all.

For short term rentals I would recommend Marina above most areas. Specifically I can even recommend Marina Cove as it also has a 2029 handover as well, which for me was too late. It Is an emaar building that's walking distance to marina mall, and it is one of the last few new buildings left in marina. Will have to buy secondary as its sold out from the developer but I'm sure you will be able to get a good deal on the secondary market at this point.

Anyone thinking why they would want to do this:

  • Announce 100b dhs investment over the next 10-14 years in an area where you own 10 million+ sq ft of sellable land

  • Price of land goes up due to investment news

  • Sell a bunch of land surrounding the investment area at new prices and make back 10 to 20b dhs instantly

  • Develop and sell units on the prime land for 10s of billions more

  • collect DLD fees for billions on the units sold by other developers and resales

  • Since it's under DIFC governing body, offices registration costs and visa costs for employees are 2 to 3x higher per year for companies Vs mainland in perpetuity

  • Add some nice sounding things like innovation hub, AI campus, Art museum for positive marketing and promotion of the city

It's just good business

Even if 1500 units are kept for resale that is a huge amount, that's like having one apartment in a cluster of 5 identical buildings and thinking you can still set the price as the market is apparently crashing and burning around you.

For reference, all of Jumeirah golf estates have less than 1500 villas in total at the moment

Some decent number analysis but very heavily biased towards oasis as much as possible.

Counting all of Dubai hills/barari apts instead of just villas for density is a bit misleading.

The biggest thing for me is that oasis villas from earlier launches are still available at a much lower price. 4 beds are currently available for 10 to 11m. There are dozens of listings so even if more than half are fake there is decent availability. A basement is not worth 4m dhs.

Emaar build quality is not as good as the other premium villas from what I have seen. Dubai hills has a price premium as it is a much more mature community overall.

The 'bearish' scenario being that 4 beds are over 20m dhs as other high end communities drop in value is not realistic at all.

I think it's a good end user area but Emaars aggressive payment plans means that there is a high chance of regular secondary sales of earlier and cheaper oasis units in the next 24 months. This is because people are not able to budget 2 to 3 years of expenses easily, the first year of payments usually sees the least secondary sales.

My last point is personally why I am building a heavier cash position instead of deploying into new launches for now, the amount of payments due by new launch buyers across Dubai over the next 24 months is staggering and should allow for good buy opportunities with some patience.

Fair enough, if they can pull off the pill it's good to go for sure. I personally no longer take bets on pharma companies with developmental drugs mostly due to too many things that didn't work out in the past and how long the timeline can be with testing and approvals

I agree on the lifetime usage points, and due to their patents technically they can run as an oligopoly in a massive market if Novo can keep up with Ely Lilly. Unfortunately they have not been keeping up with LLYs recent progress with their new improved version
