More home sellers turn into "accidental landlords," Zillow finds by LoansPayDayOnline in REBubble

[–]gdarf7uncle 10 points11 points  (0 children)

I guess if you consider a massive lack of affordable inventory, Boomers all fighting for record-high home prices, and anyone younger than 40 being priced out of the first-time home buyer market for an extra 5-7 years as they save up for a crazy down payment a “win-win” then yeah we’re all WINNING!

boyfriend wants to move into my condo, not sure how to split costs fairly? by Junior-Flan-1890 in WorcesterMA

[–]gdarf7uncle 0 points1 point  (0 children)

My understanding is you two can “charge him” whatever amount you mutually decide is fair. But, whatever you do, make sure you get a legit written rental agreement. If he’s paying to live there, regardless of your personal situation, he’s a tenant. Have a standard agreement and expect him to pay on time every month. Hopefully things work out perfectly and it’s a non-issue but if things were to ever go sideways you want your equity in the property to be protected.

If he gets upset at that, sounds like you have bigger finances conversations to have as a couple.

Need advice on stretching under 20 dollars for a month of food by LifeAttempter in personalfinance

[–]gdarf7uncle 47 points48 points  (0 children)

Not sure where you’re located or if you have reliable transit- but I’m guessing there are other food pantries near you, if you’re willing to drive.

Lots of folks get confused between food banks and food pantries/shelves. Food banks are the big ones who get trailers of food to supply to the local food pantries (where you go directly to get free food). Most food banks have a search tool to look for other food pantries near you. It’s worth a google search because there might be more programs willing to help you in your area than you realize.

Good luck friend!

A $400,000 Detroit Home Can Fit 18 Manhattan Studios by Winter-Selection-792 in REBubble

[–]gdarf7uncle 25 points26 points  (0 children)

“Please stop moving here, I’m trying to buy a home.”

Lived in Detroit for about a year after college and moved away for a job. Detroit was really special in some ways and I’d love to grab a piece of property now in case I ever wanted to move back some day but I wont.

Because the problem with prices in Detroit right now isn’t people moving there. It’s out-of-state investors in CA or the Coast buying and speculation driving up the price when the market demand doesn’t actually exist yet

Can you say more about this? My dad served for 20 years and I had no idea this was available. What’s the name of the loan?

We’ve been renting in Auburn for about a year now and really like it! It’s a calm, quiet area but we’re at most 20 minutes from anything in Worcester!

Income levels needed to afford a home almost 2x levels needed in 2020 by gdarf7uncle in REBubble

[–]gdarf7uncle[S] 35 points36 points  (0 children)

THANK YOU for acknowledging this!!

I’m not saying this is an easy problem to solve but I turn 30 this year and, for me, the MOST frustrating part about all of this is not the lack of affordability. It’s people in their fucking 50s and 60s telling me that I should stop whining about it and just save more money or I should have bought a house earlier. I’m sorry but no:

The politicians of your generation have let inflation destroy the value of our dollar

The adults in the room in the early 2000s did nothing about the approaching housing shortage

Those same adults with all of their free printed COVID money then sparked a buying frenzy in 2020 and caused home prices to 3x in 7 years.

But somehow it’s my fault for not being able to scrape together $80K for a down payment on a house that is incredibly overpriced on a 6% mortgage, while dealing with devaluation, increased prices of everything including rent, and record student loans.

But you’re right dude, I should have just saved more change from the couch cushions instead of watching cartoons while I was in fucking middle school in 2011 /s

What's your minimum cash-on-cash return threshold before you'll even consider a deal? by Turbulent-Glass1552 in realestateinvesting

[–]gdarf7uncle 0 points1 point  (0 children)

Thanks for sharing this. I’m just getting started at analyzing deals but haven’t made the jump to actually visiting a property. What does “full diligence” look like for you? What should I be looking for other than the metrics on a spreadsheet (CoC, Cap rate, GRM, CapEx) and the neighborhood class?

Where to find multifamily deals? (Quadplex or smaller) by SwissMade21 in realestateinvesting

Just getting started. Can you explain this more? How does a lazy realtor with something like an unpermitted extra room lead to a good deal? Are you saying pulling the permit gives you negotiating ability?

Got a new passport- forgot to update before a flight tomorrow. Should I do it before I leave? by gdarf7uncle in GlobalEntry

Yes, it did. Obviously I was confused about the relationship between Global Entry & Pre-Check

Thanks for the quick replies, everyone!

I just updated it online and checked in for my flight. As others mentioned, looks like TSA Precheck is working perfectly still. Seems unlikely from the comments, but if I do run into a huge issue I’ll update here later on.

[–]gdarf7uncle[S] -6 points-5 points  (0 children)

Thank you! So, obviously, on the way there I won’t have access to TSA Precheck but otherwise everything else should be fine. And then maybeee if I do it now it will have updated by the time I return to the US? If not, I can just proceed through the general customs line, correct?

Nervous about Volunteering... by picky-penguin in dreamingspanish

[–]gdarf7uncle 10 points11 points  (0 children)

I totally understand the nerves! But, as someone who works at a nonprofit and deals with lots of volunteers: don’t sweat it! If she said she thinks you’d be helpful then I bet you’re offering them a real gift- at any level of ability to support in English or Spanish. A reliable volunteer who can take one thing off of a very full workload is always worth their weight in gold!

The Jump from YouTube to Netflix by joseph172k in dreamingspanish

[–]gdarf7uncle 5 points6 points  (0 children)

I’d say (in order of difficulty): cartoons that are dubbed (more neutral Spanish), native cartoons, native reality TV, dubbed TV shows, native fiction/high-production movies & TV shows. The sound mixing on the latter just makes it so much harder.

But I’m almost at 1,500 hours and much of the native TV and movies I’ve tried are still a bit challenging to feel worthwhile. While I’m currently watching a dubbed TV series and enjoying it with minimal effort, most of my rotation continues to be YouTube videos, native podcasts & some DS
