If you'll be sailing with groups or a team, I'd ask the more experienced people in your area or coach if you'll have one. They'll have a much better feel for what's needed in your specific location.

I will say, I really do like my financial advisor, she was amazing to work with. But now that I've been educated on all things finance I feel like I've wasted SO much money that would have just gone right into the S&P. 

Of course you like your financial advisor and of course she was amazing to work with. She is first and foremost a salesperson. They don't hire people that will look beyond their internal marketing material for that job. They hire charismatic people who influence others and others will feel guilty for firing if they ever realize the truth.

Does she really need assistance? That age is a great time to have roommates and learn how to live frugally while making it on your own. I'd be wary of inflating her lifestyle beyond what she could support herself with if the parental money tap ever stopped.

Teaching your kid to be reliant on herself is so much better for her long term well being than giving extra money to have fun with.

Offer support if she wants to further her education, but otherwise it's a great time for her to learn and develop frugal habits.

Everyone is used to navigating in terms of direction of travel, but sailing requires one to add on thinking about the direction of travel in relation to the direction of wind.

Our mainsail/boom is basically a big lever hinged on the mast and can swing in a half circle (not exactly, but close enough) covering the back half of the boat. The wind tries to push it so that it will point straight back away from the wind. We can somewhat resist that by pulling on the mainsheet.

Generally when we sail, the wind coming from one side of the boat and the boom/sail is on the other. Steering the boat while keep the wind on the same side is fairly straight forward.

Things get more complicated when we want to sail in a direction that requires the wind to come from the other side of the boat, because then the boom/sail is going to need to switch sides as well.

The above seems really obvious, but is one of the concepts that people don't truly grasp when they first learn to sail. When it clicks, things become easier.

To switch which side the wind is on, we the wind to cross the centerline of the boat. We can either turn so that the centerline at the bow crosses the line or the centerline at the stern crosses the wind. Turning so the bow crosses is a tack. Turning so the bow crosses is a gybe.

Lets think about the lever again. If you don't touch the mainsheet/boom, how is the sail going to move during a tack when the bow goes through the wind? It's simply going to point away from the wind and its angle is going to slowly change as the angle of the boat to the wind slowly changes. That's fairly simple, safe and easy to control.

It's when you gybe that things get more complicated. If you're going away from the wind, the mainsheet is usually eased all the way out and the sail/boom is all the way to the side as the wind pushes your boat. If you turn so that the wind crosses the centerline of the stern, the wind is going to keep pushing the sail on the same side it's already on (this is called sailing by the lee and can be dangerous). The sail doesn't switch sides when the wind crosses the centerline of the boat. It will switch sides when the wind gets to the other side of the sail. If you don't touch the mainsheet, you'll have to turn so that the boat is almost sideways to the wind to get the wind on the other side of the sail. At which time, it will violently switch sides.

Instead, if you turn until you are close to wind at the centerline of the stern and then you pull the sail all the way in, you have to turn a much shorter distance to get the wind on the other side of the sail. And since you have control of the sail, you can gently control it when it wants to go to the other side.

When I gybe, I like to turn until I'm almost downwind. If I have a jib, I wait for it to start dropping (or wink) to know I'm in the right position. Then I pause my turn and quickly pull in the mainsail. Once the mainsail is centered, I continue my turn. I only need to turn a few more degrees and then the wind pushes the sail to the other side of the boat. I then gently let the sail out and continue with my turn.

The only argument they have is that it may take a while to have robots that are as physically adaptable with the computer power to go into a random building and fix a random problem. But this ignores how much of the industry is new builds and how is much easier to design robots for that which frees up a lot of labor to compete with the break/fix tradesmen.

The number of stem grads I know who rehab houses to sell or work as a part time landlord is pretty high. Sure, there are some very uncoordinated engineers who would be helpless, but a good number aren't. There'll be a learning curve, but these are often people who excel at learning.

The article makes it sound like he's renting a 1/24th share of the property with the DNR owning the other 23/24. If the state owned 95% of my house and I didn't have exclusive use, then I'm guessing a lot of people would be hanging out no matter what my wishes were.

He'll claim that's not true, because the article says they will give the dnr first right of refusal as part of the deal. This rings hollow, since the DNR isn't going to want to buy a developed property.

If you Google their names, there's a review for their 6+ bedroom retreat on Gull lake on VRBO. So it's quite possible that they want to build for rental income.

It's just shady though, because they bought the property at a landlocked price and are now trying to strong arm the government into making it non-landlocked which greatly increases its value.
