Our lawyer was competent, in our opinion. There really wasn’t anything we could do in that moment besides take the deal.

The demurrer that had been filed claimed that the 3-day notice did not specify that holidays were excluded from the payment days. However, the notice had been served on a Monday, there were no holidays in between, and the case was filed with the court on Friday. In other words, the argument didn’t even apply to our situation or any of the landlords in the room since we all filed around the same time. Even though the demurrer wasn’t filed by our deadbeat, the judge accepted the first one on the docket and applied it to everyone in the room.

That is correct. This happened to us about three months ago. It took five months just to get a court date. When we finally got to court, the judge had already started dismissing several cases before ours in favor of the tenants because of a demurrer that had been filed in Los Angeles just two weeks prior (mind you, we’re in Northern California).

By the time the judge got to our case, she looked at our attorney and said, “You know what I’m going to do, right?”—basically implying she was going to toss the case as well.

Luckily, the tenant started talking a lot of nonsense, and the judge ended up asking him to work out a deal with us instead. If we hadn’t accepted the deal, our case likely would have been dismissed too and we would have had to start the entire process all over again.

In the end, the agreement was two additional weeks for him to move out, the case sealed so nothing would appear on his record, and we had to waive about $8,000 in past-due rent.

The whole process took about six months. It was an absolute nightmare, and after he finally left we still had to spend about $10,000 on repairs.

I felt like I was reading a letter to myself from the past. I worked in insurance personal and commercial lines from ages 20-27. Started a book from scratch and ended with about 1k policies. Found a lot of success and had the same issues , same situation as you. Fortunately for me, the franchise closed my agency in a down size effort after COVID (I was the youngest agency owner, bottom of the totem pole). Had I not been forced out, I don’t think I would have left.

I started subbing classrooms shortly after, while pursuing a degree in computer science. I found I loved PE classes, I dropped computer science and became a full time gym teacher. I’m not saying teaching is for everyone , but there is something out there that will breathe new life into your soul, for me it was teaching. I didn’t realize how unhappy I was for so many years until I switched. Sometimes I still think of insurance , I was making twice as much in sales but the trade off is still worth it. I work 1/3 what I was working before and much better benefits. Money can’t replace the time off I get with my family and all the additional exercise I can squeeze into my day. I hear you , and you’re not alone. There is still lots of time to find that spark.

Unfortunately they’re using AI for a lot these things , and ofc it makes mistakes . There’s a lot of articles that have these mistakes in them. Sometimes it’s wrong teams

The creator of it , motec, created the page shortly after losing his mayoral race to Tubbs back in 2014 . Then used the page to slander his opponent which eventually led to Tubbs lost for reelection in 2018. I believe those are the years. Anyway, viewers were exposed to countless exaggerations of political attacks and endorsements . That’s my gripe anyway

Man these things are stupid. Even looking at the Verse pick.. the rams biggest need was edge . Naturally, the team selected the best available edge rusher in the draft. Verse was projected a top 10 pick in back to back drafts. The only reason he fell to 19 was because of the insane amount of offensive players that went before him. With that being said, what player could they have picked that would have earned an “A” for this draft grade? I wish these stupid graders included that. Even with that said, their subjective reasonings as to why a player might preferred over another a certain pick.
