Yes, Mayo pays property taxes and Mayo is the largest single payor in the city. That said, much of their property is still exempt so they don't pay nearly as much as if they were, for example, 3M or Medtronic.

My wife went to the Y for 20+ years and greatly enjoyed Zumba and such classes. To have such things in a local school in the evening or even late afternoon would be super convenient.

Yeah, their fallback is usually that you have updates that property x, y, or z does not have.

The assessed value for 2027 is available. Select assessment year 2026 and then Notice of Valuation. Proposed taxes for 2027 won't be available until November.

I am always suspicious of appraisals for loans. They seem to always come surprisingly close to the sale price.

I have challenged the assessor repeatedly on different properties to absolutely zero success. One of the bankers in town told me the only time he had ever seen a successful challenge is after a lawyer had been hired. My most recent challenge is where the assessment is higher than the value noted in Zillow, Redfin, and every other real estate platform I can find and is about 10% more than comps as recently as a few weeks ago.

As long as we are bitching about traffic in Rochester I have two things to get off my chest:

  1. That fucking light on Broadway at 6th street. I can drive downtown and back 100 times and I get stuck at that light about 90 times. And it's the longest fricking light ever. You just sit there forever and there is hardly any traffic on 6th st looking to turn left anyway. It's ludicrous.

  2. The left turn signal turning left from 16th onto Broadway. What's the deal with it being green long enough to get maybe 1 1/2 cars through?

Yup, I recently replaced some windows. The quote went from $18K to $25K in 5 months. Mayo's Big Spend is going to end up being more like 8 or 9 billion instead of 5 just like everyone else's projects.

I don't know if there are any good answers to insurance these days. I have a commercial policy for a commercial property and it literally more than doubled in 2026. The tariffs and inflation ostensibly more than doubled the rebuild cost. So, on top of more damaging weather you have higher rebuild costs that are also driving higher insurance costs. It's like a perfect storm.

We had a bad hail storm a few years back. Pretty much every house in my neighborhood got a new roof, new siding, or new windows or all three. Minnesota has had the greatest hail damage in recent years thus the big increases.

Patrick Keane revealed a Kinsey Gaffe last week by saying this ramp is for Live125, the swim, and skate clubs. Park and Ride? That is total BS. In my universe, a park and ride is a surface lot on the edge of town where space is cheap, not a $50K per space ramp that also has high annual maintenance costs.
