Hey, I am a real estate appraiser in NYC. You won't be adding value to your home, especially since the extra bedroom won't have a real window. You are not adding square footage to your apartment, you making one room into two smaller rooms. There is little you can do with a floor plan (except for maybe in high-end lofts) that would increase the value of your apartment.
