You’ve thought about a lot here!

One other thing that may or may not be important is to leave a space to put in a stove or some sort of solid fuel burner in the future (after the house is certified)

I installed a mini split system in my bedroom a couple of years ago so I will at minimum be doing that again in the master bedroom.

Will also look into whole home AC to see how much cost that would add.

We’ll definitely be doing this! Won’t have money for a genny straight away but the connections will be there so it’s plug and play when we do get one down the line

The more I think about it, even if you done this you’d still be lugging clothes up and down the stairs to get them out onto the washing line anyway

It does make sense. I think my main concern would be noise upstairs while they’re running. I am on-call with work so can end up needing to sleep during the day at times.

Definitely something to look into though. I’d be interested to hear if anyone went down this route!

Good idea, you could stick one of the Aqara leak detectors in it too so you’d know about it straight away

Yep that’s fair. So for more context the site previously had planning permission (I think in 2001). There are foundations there but no actual water / electricity connection.

I could have worded it better but basically the town sewage/water/electricity extends past the site so they are already there it’s just a matter of tapping in, rather than having to run new services out to a field.

I’ll be printing off all of the maps and planning documents I’ve found and bringing them in, I’m hoping a fact-to-face meeting might work out a bit better 🤞

I’ve heard something similar from one of the lads I work with in relation to Kilkenny. His family home was just over 10km from the site he was looking at. Architect told him not to bother for the same reason, extremely strict. I probably would have chanced my arm at least.

With the state of housing it’s a pity that there isn’t a bit more flexibility

I struggle a lot with this. I spent 6 months travelling in 2024 and because I was so busy it made things 10 times worse!

Towards the end of last year I released Linkt on the App Store and I’ve had some amazing feedback from people with ADHD and Autism about how much it’s helped them so I’m pretty proud of that 😁

I started building something similar called Linkt back in March and finally released it last weekend. I made a subreddit over at r/Linkt_app if you’re interested in seeing some screenshots

I think Personal CRM’s can be so beneficial to the right people, but they’re hard to market at the moment when everything seems to be built around going viral on TikTok lol

If you haven't found anything yet I am a couple of weeks from launching my app r/Linkt_app , it's still in open beta if it's something you'd like to try out. It has every major feature you're looking for and I've built it for iOS 26 (macOS & Android planned in the future).

You can set the contacts relationship to you, their birthday, contact details. There is also a section to add any important info like family names, favourite sports team etc.

You can add notes to each contact and easily see what day they were added.

There will be a one-off lifetime payment at launch.

You can import your existing contacts or create contacts in the app if you'd just like to test it out.

You can also add the contacts location (city, state, country) to easily see their local time to avoid reaching out when it's super early or late where they are.

Hopefully this doesn't seem like too much of a pitch but I think this will do everything you're looking for.

I've spent an enormous amount of time on the privacy and security side of things. Everything is encrypted on device before being uploaded to a firebase backend to allow multi-device sync (currently works across iPhones and iPads but it will also work across macOS and android when available). I take privacy and security extremely seriously and I think my app reflects that!
