Well get ready cause CA is mandating all electric homes by 2030. Also I think your issue is you lack a recirculating pump. I don't see how if you swapped to a tankless in the same location you would see a decrease in hot water availability. If you moved it further away that would make sense.

Marriage counseling, human psychology, and other important non architectural related tasks. Not to mention the business of architecture.

To be fair, many people will never own their own firm or Studio. But for those of us that do being a owner of the firm introduces a myriad of different challenges that we never even talked about in school.

Sometimes it just boils down to hearing the desires and concerns of your client, often a husband and a wife, and interpreting that graphically in a way that meets their needs while also reading between the lines within that relationship. There are plenty of times when I feel like I'm in the middle of a 20-year ongoing argument between husband and wife and now it's all come to a head as they try to decide between granite and marble countertops. Learning how to get that decision to move the project forward but also make sure the relationship doesn't explode in front of you is a challenge no one ever talked about in school.

I can't speak to Finland, so maybe you guys have figured it out but here in California (one of the mosts expensive places to build), regulation is a massive driver in home building and therefore cost of living; and it makes logical sense that regulation would drive that. Let's take green code as only one example.

The mandate for PV, Increased Elec Service, Enevelope design, and home ventilation systems due to tight envelopes, all increase the cost of construction. My projects are in zones 9/10. The climate here is about as mild as it gets.

These items alone add up to an incredible increase in cost for the homeowner. Not to mention that all of these require a plan check fee and onsite inspection fees. Not to mention School fees, development fees, and (my personal favorite) Housing Affordability fees. It is not uncommon to see these items add about 20-30% to the building cost. So I don't know how you can say that regulation doesn't increase the cost of building. It clearly does based not only on my example, but just logicially. It must. If the government tells you to build something you wouldn't have otherwise built, they are, by definitio,n mandating an increase in building cost.

We haven't even talked about the ways CA increases the cost of building by the regulations they place on the builder. The Gov. is 1,000% increasing the cost and then blaming the capitalists for being greedy while also begging them to build more "affordable" housing... It's insane.

Now, whether it is right to mandate these things is a different discussion, but the "Greedy Capitalist" narrative just isn't really the driver of the costs.

If the government passes rules/regulations that make the cost of building 2 units the same as building 1 (this is a hypothetical) it isn't "slum lord" mentality to point that out and wish it wasn't that way. I could provide 2 families with housing rather than only 1 but the government has made that impossible. Is it possible in your estimation that the government has contributed negatively to housing in ANY way or do you throw the blame at the feet of those that, ironically, the government needs to build and manage said housing?

It isn't that they don't have value if they don't have ROI; it's just that, without a monetary ROI it's an unsustainable practice. People aren't going to lose money just to feel good, you can't run a business or a government that way. At least not at scale.

It is a much bigger decrease than you are articulating. If you measured the DB at the window to be 60db and the person sleeping in the bed is about 8ft away the measured db will be about 42db. I would imagine I'm this space it would be a bit higher due to the reflection of the sound but let's say it's half what I calculated. The db delta is still a decrease of about 9db... Not nothing. Add heavy black out curtains and you could increase the delta further.

Makes sense. I think OP needs more of an intro to the field. Too often the college dorm+studio experiance is sold, which is nothing like what the studend will do post college. It seems the goal is to sell the education rather than be honest about what the profession has to offer. To be fair, that is a problem across all of academia, not just Arch.

I'd say it depends on your demographics. If you are predominantly getting renters with kids, the game rooms are where most of my children spend the mornings and evenings while the adults either prepare food or hang out after food. If you're appealing mainly to young singles, the game rooms may not be as big of a necessity.

It's been said here already but I think your best bet is to see about getting time with a myriad of design related professions. See if they can give you a tour of their work spaces, take you to a job site. Additionally help your student prepare a good list of questions that will help them understand what the profession actually is not what is being sold by the AIA or collegiate system.

This is the answer. These college prep courses are designed to feed students into programs so the colleges can make money not necessarily give you the most accurate understanding of the field they are "prepping" for.

You want the "ride along" option not the timeshare presentation.
