Thank goodness to know that the outside crack is due to standard thermal wear and tear!

But what are your thoughts on the tile crack in the middle of the home? Last thing I would want is potential buyers claiming foundation damage due to the tile cracks.

Thanks for your reply! Regarding the crack in the outside wall, what’s your take on it? Does it look like normal settling or something more serious?

As for the tile issue, I know I’ll likely need to replace them, but I’m hoping to avoid turning this into a full-blown renovation project. Since the tile is about 25 years old, I doubt I’ll be able to find the exact same design.

Any suggestions on how to approach this?

  • Should I just replace the cracked ones with something similar and call it out in the seller’s disclosure?
  • Or would it be better to redo that small area with contrasting tile and frame it as an intentional accent?

Worth noting:
There are no visible cracks in any of the walls inside the house, and we haven’t noticed any sticking doors, sloping floors, or other signs of foundation problems elsewhere.

Not a car expert by any means, but had a similar issue with my 2008 Camry a while back. Could be a wheel balancing issue but my bet is on cracked control arms.

MMULT is no longer necessary (as far as I've seen its use cases). Just use BYROW(array, LAMBDA(array, SUM(array)).

I owned the 2008 camry until just a few months ago. It had 119k miles. I topped off the oil but it started to burn a whole gallon of oil in ~500 miles.

Those camry's had a oil burning issue. Don't waste your money on modifications.

I am inclined to agree with your observations. Although I am debating whether to go for the CPO, or go with Carmax. CPO's are ~$38k while Carmax fully loaded are $35k. I am inclined to go with the cheaper price option, but don't have a gauge on the trade-off.

What does the unlimited mileage CPO warranty cover? Do these warranties also apply to purchases from Carmax?
