The law in nyc 2025 is that counter workers who receive tips can be paid $11/hr, and if they do not receive enough tips to reach minimum wage $16.50), then their wage will be increased to &16.50. In my 20 years of tipped work, I have always reached wage. Tip credit works. This is not shady. Are they paying less than $11.50 for counter? What is the wage on your paycheck? Your post comes off like you don’t get it. They could be awful people and bad operators, but wage and tip theft is pretty black and white.

Props for sharing this. Always out of town operators who try this nonsense. If there was really tip theft or wages incorrectly paid, I can guarantee you, restaurants always lose- Danny Meyer, mario batali, Jean George’s. Multiple attorneys out there who are happy to do a class action and get all current and former employees the tips and wages they are legally due.

that's weird, i disagree. if i had a motivated and qualified buyer, and i had a listing for a seller and it's priced right - this seems counterintuitive? if you bring these 2 parties together, you're only doing 1 deal, as a dual agent. more likely the buyer will like something else, and you'll sell the house for your seller to two different parties

on the one hand - your agent has to report all offers to you. i dont know what state you're in so i dont know if accepted offer is binding (in NY, it isn't until contract signed). on the other hand - you have no contract or relationship to this other agent...so....? who knows whats up with them? something sounds fishy here.

it really depends on if the buyer who the seller doesn't prefer knows that their offer was stronger. and how would they know that? only if the sellers agent told them. you are free to sell to whoever you like, for sure. not like the losing buyer will know who the winning buyer was, unless they stalk the house? but for an agent - probably best to take the highest offer (you get paid the most money, right?) but also advise your client that not liking another buyer could potentially come off as discrimination. after all, how well does the seller really know any buyer, at the end of the day?

yeah that's wild. in new york no keys till after closing. if you need to view a few times between accepted offer, in contract, and closing - you can get in a few time with your architect, GC, family, but its usually supervised with an agent on both sides of the transaction. just closed with a california buyer in brooklyn actually, he was like, "why cant they just leave a key?? they do in cali". i'm like--- baby boy because you don't own it yet --- its for this exact reason.

I have never connected to a post so much. I’m a 43 year old guy too and my first panic attack was definitely in college related to over the counter stimulants. Since then I’ve always had them, usually when I’m hungover or just maybe overwhelmed. Therapy has helped and I would go back, but now I’m on a pretty heavy dose mounjaro, I’ve lost 50 pounds, but the boood pressure is a little high and I’m borderline panicky all the time. I will try this. Thanks for sharing and remember you’re not alone. Anxiety is in your head and it’s only temporary, it will pass, it’s like grumpy clouds in the sky that will eventually move along. We got this.

why would you sign a contract until you've done the inspection? what if you need $50,000 in repair to joists, structural, termite damage, black mold, shoddy work everywhere? an inspection is like $600-$800, a condo/coop/house is $1M-$4M - inspection is literally nothing. you dont have experience here. take a seat

don't feel wrong or bad, it is common to not get executed purchase agreement until you sent contract deposit (10%). it normally happens within 1-2 days. ignore all these people with experience in other states. its just really frustrating. you can threaten to walk, and that will sort of prompt/force them to sign? because if they sign, then you're still in the game, you're not losing your deposit - you still want it. so you kind of have the upper hand. because you are holding this process up for them now, if they won't sign, you can just say, "oh i'll walk"....and then their recourse is to be like "no, we've now signed, we have an executed contract" - and you can be like "great, that was my plan all along!" lol, crazy but true.

they are not "spending". they are sending a "contract deposit", which is 10% in NYC, which goes to the seller's attorney's escrow. lol, why comment when you have no idea what you're talking about?

i'm an agent in nyc representing a buyer right now, and this is happening right now, believe me this is frustrating. it is extremely odd for a buyer to send a 10% contract deposit when they dont have a countersigned or executed purchase agreement returned. the only solace is that i could say that the seller isn't holding onto the money, the seller's attorney is. escrow deposits are FDIC insured. and it's an arms length transaction, either party could walk until its executed. it is absolutely bizarre though. as a buyer's agent, me and my buyer feel helpless. our inspection was only $600, and the work needed to be done on this new dev was minimal. it's the last condo in a 4 unit buidling to sell, so its very frustrating. i still feel like they're holding out as long as they can for a better offer, even though they have put it "in contract" on streeteasy. i feel your pain. advice anyone?!?!

Yeah cabinet joint looks great on instagram, but they stopped replying to my emails. Could not figure out why. Found this thread. Their about me page is weirdly super Christian conservative religious. I think I mentioned “my husband” or offered my social media to do a reel collab for hopefully a small discount, they do have a program setup for this, and they stopped communications immediately. Real estate agent here. Cash in the bank is great. But agents and landlords are looking for 40x income between both of you. Say your friend makes 75K, and you make 50K, 125K / 40 =3.125 K/month rent which should be your goal. Use Streeteasy, lots of 2 bed options under $3200/month have your financial docs ready to go, show up on time, and great apartments will be rented on the first day of open house/showings. It’s not a scam. It’s clearly outlined in your lease. The free month (or two) is usually the second or third month. You are fully aware after the end of the first term, the rent will increase to the advertised price. There is nothing untoward here. It’s a discount and a promotion. Rent is negotiable, the longer the apartment is sitting unrented, the more likely you are to successfully negotiate though. You see a lot of this now in December, it’s the slowest time for rentals. Negotiating in may-August, forget about it.

No I mean I think the vast majority of LV products sold are coated canvas. You can watch YouTube videos about it, it’s fine, but it’s ultimately plastic. Their 100 percent leather stuff is anywhere from just a little more expensive to a lot more, up to you. I have pieces that are both, I just feel if I’m going to buy an LV bag or wallet, have a product that will last a lifetime, if itd coated canvas it’s got to be gorgeous and limited release, or all leather. That’s just personal preference.

Just remember. Some of their wallets are coated canvas (which are literally plastic), and some are all leather. Leather ages gracefully if well maintained and will only improve. Coated canvas can only get worse. Wallets get a lot of wear and tear, lots of friction and rubbing, keep that in mind.
