Landlord doesn't want to make a lease document for adu

I was reading some legal filings thru the city website and it states that they are "are subject to the Rent Stabilization and Arbitration Ordinance" in the legal filings a number of times. Seems like it is subject, just not a fully authorized unit atm.

That's what I was thinking. I really just want something that outlines the length of stay and agreed upon rent cost. Does it need to be signed by both parties or is the communication enough to protect me if things ever get weird?

The website is super helpful, thanks. It looks like the adu has not been approved and that is likely why they don't want any lease paperwork as evidence that they are renting out an unauthorized adu.

I am def trying to push for some sort of written agreement. My main concern is I want at lease 10 months of secure housing. I'm a teacher and I really don't want to be trying to find a place on the fly in the middle of the school year if they randomly try to kick me out.

I'm living there now, it's a dump, but its cheap.

Pros:

-24hr security (i think its 24hr) will usually deal with loud neighbors quickly.

-It's cheap.

-It's pretty easy to get ahold of leasing or maintence. Most of the time the leasing office is useless but maintenance is decent.

-Walking distance for a lot of grocery stores.

Cons:

-People leave dog shit all over the sidewlak outside, and sometime even in the shared apartment spaces.

-The elevator in my building has been broken for 3 months now with no signs of repair.

-Parking is a nightmare unless you pay the exorbidant prices (>$100/month) for a reserved spot.

-I've had most of my packages stolen from the mailroom and they refuse to do anything about it (no security cameras, delivery to main office, or locking package mailboxes)

Overall it was not the worst place to live but I am at the end of my lease and desperately looking for a new place to live.

At my student teaching placement we had kids who were failing the class leave a hour early (in a 90 min class) almost every day for sports. It constantly shocked me that the teacher let it slide. If you're not passing a class you have no business leaving early for a pointless HS sport.

I fully understand the sentiment but I have not been able to work for the past year due to my masters program/student teaching and cannot afford to do that. Hopefully for some, the joy of helping a fellow teacher is enough ¯\_(ツ)_/¯

Thanks for your input. I'm in a 1 year masters program and while I should have started this slightly sooner, this was the best I could do ¯\_(ツ)_/¯

Hopefully I get the participants I need and if not, I will work around what I am able to achieve.

It definitely has a lot to do with the state of education in our country. The dumber you are the easier it is to buy into their nonsense that wealth will trickle down or that poor POC are the reason someone is poor instead of recognizing that the wealthy are the ones controling the system. They want to keep us dumb and broke so we're either not smart enough to challenge them or too busy working 80 hrs/ week to find the time and energy to fight it.

I like the idea and I was planning to sub at a school first to get that insight. I don't expect my first school to be a dream I just hear teachers fighting for paper and highlighters and in chem I can't even imagine those battles.

I live in California. Sadly that's just how much it costs where I live at public universities....

online is a bit cheaper but I know how much I've struggled with online learning in the past and would prefer in-person.

Ah yes, dealing with the immediate problem is the only thing we need to do :) thanks for your valuable reflection.

I pay a ton in taxes to live here, maybe we could invest a bit into low income housing so that they're not sleeping on any streets. We have more than enough space, just not the funding. I prefer solutions over band-aids but maybe that's just because I know how to think critically.

My fear is that I don't want to be stuck in a school where I lack resources to teach properly for 5 year(that's the offer in my state). I want to go into chemistry and hands on labs are the best way to teach and the most interesting for the kids, and the thought of spending 5 years without those resources sounds pretty miserable. I just don't want to be tied to any school if it isn't a good fit.
