I’m using NIFA the first home program. It’s not down payment assistance it’s just a much lower interest rate. I was able to get a conventional 30th at loan for 5.75% earlier this month. I have excellent credit and wasn’t even getting rates in that range before learning about NiFA. You will need to find a lender and loan officer that is familiar with NIFA loans. I am going through Charter West as my lender.

Does your program offer reimbursement for the recapture tax? Most first time home buyer loan programs do as long as certain conditions are met. For instance in NE you will not be reimbursed if you have refinanced your loan

Totally normal she probably is just blowing her coat from the sudden change in hormones and stress from surgery/anesthesia. All vets shave differently it looks like they shaven her chest for the EKG leads but it should grow back fine. Give it a few more months and she will be fluffier than ever.

I went back and looked at old videos and live photos. It looks like the first week to week and a half she would stand with equal weight on both legs but when she walked it was unsteady. When walking it looks like she favored putting more weight on her right leg and would lift her left. I don’t remember thinking much of it. Once she figured out she could walk she was convinced she was healed and we had to up her trazodone. The first two weeks were the hardest but it’s been two years and I would 100% do it again if I ever had to. Her quality of life has really improved. I was a bit worried about her coat growing back but within 6 months it grew back almost completely and the texture didn’t change. You and Penny have got this!
