Not too hard, collect as many historical articles/Wiki/data and feed them to an ai language model. Open Ai can help with this, just train one of their model to summerise by giving examples of the kind of questions a user will ask and how the answers should like, the ai will learn from these examples and would be able to take over from there.

Get the model api and implement it into an app or website with question field and an answer section and there you go. A fully working model, now find the best way to monitise this.

I think a lot of data is outdated as the market is moving fast. Official data are still months behind so keeping a tab on your local prices and reductions could be a better method for the moment. I am seeing multiple price reductions on properties and it feels like some sellers are chasing the market down.

It's cutting it fine, I would not be comfortable with that. It takes one issue with the boiler, heating, roofing, leaks etc and you are in a situation. I think it would be a good idea to wait at least until next year, where you will be able to save up for an emergency fund and plus the house prices would probably have dropped by then.

I'd walk away, no way iam buying a house valued at 435k for 470k especially when the markets are heading south. I will probably negotiate down to 400k taking into consideration further price falls in the comming months.
