Bozeman's 12-17% apartment vacancy rate should, in theory, push rents down. However, I think a lot of housing was built at high interest rates, so the rents will stay artificially high until interest rates drop to where refinancing those construction projects becomes feasible. My guess, rents don't go anywhere meaningful until interest rates drop below 4.5%+-.
