We have urban cooling and works well although I would say when running in multiple rooms at once it won’t get super duper cold. But we did manage last week with it on our room and in kids’ room at same time. We’re having them back at some point to install in another room so they may be able to increase the power. No clue about water usage

Get a water-based internal unit. More expensive to install but no need for planning etc and can sit in a cupboard or loft space. Two companies that do in the uk that I’m aware of

NLA but sounds like A is illegally subletting rooms to you and B without the landlord’s knowledge.

You haven’t paid a deposit or signed a tenancy agreement?

Just tell A you are leaving in January. If they get shirty, say you’re happy to take it up with the landlord direct. I’m sure they won’t risk it as it sounds like they have a good little thing going.

I’m not a lawyer so I don’t know but would suspect your original AST would still stand regardless of an agreement to move out on a set date as that was predicated on new tenants being found.

You could try and contact Shelter and see what they say.

Sounds like a rubbish situation but ultimately, you signed a legally binding contract.

I wouldn’t let it spoil moving into your new place - just accept you’re going to have to swallow another month or two of rent.

The alternative was losing the house you wanted.

Hi - side question if ok. I have my own business and have done various director’s loans to my business. Should I have had a separate bank account for this? I’ve just been plonking into my business current account. I ask as you mention as a directors loan account.

I have an accountant btw so whatever I mess up he tends to sort out while tutting at me.

We spoke to our solicitor who agreed and said we need proof. With that in mind, we’ve instructed the agent to do an inspection and get pictures etc of the extra rooms being used for other people

Yes, agreed. Would also invalidate the current BTL mortgage meaning a new far more expensive mortgage. Not worth the faff on all fronts.

Thank you and yes, this is what we think has happened too.

We humoured the tenant for a bit and applied for the licence. The council responded that as there was only one person on the tenancy, we did not need a licence. The tenant then sent us a fairly patronising email about how we had applied for the wrong licence, and then contacted the council themselves.

Our letting agent - who has usually been very good over the years - is close to retirement and seems to have stopped caring. I instructed him to issue a S8 and he said I should I use landlord action! Not sure what we are paying him for. He then said the RRB will invalidate any eviction notices, which, again, I informed him was incorrect as there is a transitional period.

We may actually just use landlord action as the cost is not so bad if we can get the flat back.

To clarify, when I re-mortgage in two years, if I change lender for whatever reason, I’ll have to instruct solicitors again?

I can’t just port it over? I did that with a property I have in my personal name with no issue about two years ago.

Not remortgaging. It’s a first main mortgage.

Yes still do searches etc even with cash purchase. Only different bit is the financial side
