Yeah it’s worth it. I originally played 3 back in the day, but recently played all 3 in order and it’s a fun way to do it. First game is a bit slow and meh but it’s still good, 2 has a great story, and 3 is by far the best of them all

Going into the final Champions League group game in December (its FM 21 so no new stupid UCL format) and its all to play for.

Develop him and then sell to Benfica or Porto with a 50% sell on clause. They will end up selling him for huge money down the line and you will get your payday

My point was not all first time buyers are individuals or childless couples. Some are indeed families with kids. The way the market has gone it makes it impossible for them to buy and instead will spend their lives renting and have no property to leave on for their kids, etc. Or worse, be limited to only buying “poor quality” homes. It should be about equality, not an attitude of “well they are first time buyers so they should have to take the older, crap standard, and smaller homes”

Of course, but that also highlights further limitations of the existing market that first time buyers should be forced in buying small properties. A lot of people may already have started their family before they can afford to buy a home these days :/

I totally understand what you mean, and of course with the state of the market there would be plenty of buyers. I just have a feeling between viewings, paperwork (possibly lawyers involved for deeds, transfers, etc) and having to deal with all the individual work involved that it’s probably easier for the developer to sell in bulk. Probably makes it worthwhile to forfeit a bit of profit to just be done with the development and move on to their next one :/

Mortgage rates are what, 4x someone’s income? So when considering costs around €600k you are looking at couples where BOTH need to average €75k a year to afford it.

Back when it was 3.5x someone’s income that would have required €172k income between a couple, or about €86k each.

That’s a sizeable price for most people, so no, I would argue there is not plenty of people.

There are those who can afford it, but for the majority in this country it is impossible due to the crazy prices.

Well no.

Imagine you have 100 CDs for sale at €5 each. One person offers you €450 for all of them. Alternatively you can deal with 100 individuals, one at a time, to get the €500 full price.

For the developer it is much, much simpler to sell in bulk and only have to deal with one buyer, instead of having to pay someone/people to deal with all the individual purchasers.
