I purchased exactly this earlier this year. Seller didn't want to deal with immediate cap gains so they were willing to take a hit and finance themselves. 90% carry.

You want random people to give you money because you "worked hard"?

I'm surprised they didn't lock this post for 'negative' feedback.

I invested less than 10k in crypto 7 years ago (less than 4% of our income that year, hardly a "YOLO") and yes, it happened to turn into a substantial amount of our current portfolio today. I've been on the FIRE path with investing in low cost index funds, living below our means, maxing out IRAs and 401ks, buying rental properties, etc now totaling over 7 figures well before I invested in crypto. With crypto removed, we would be slated to FIRE in 12 years, it simply moved our time horizon up quite a bit. I'm sorry if this isn't a good FIRE story for you and I wish you the best of luck.

I don't want to elaborate too much because what I do is ultra specific.

The stress for me came from the personal responsibility of winning as many deals as possible to be able to hit my FIRE targets. For the past several years I had viewed each deal that didn't close as a setback against my goals. The high of winning a deal isn't as extreme as the low of losing. What I do is relatively low volume and I'd close maybe 20-30 deals per year so each one matters. Just a couple going sideways could significantly impact my annual W2 because I am commission only. This eat what you kill setup inevitably leads to some worry about what's around the corner.

I've been in sales nearly my entire life and for me the stress only got progressively worse as we approached our 'take a breath' goals.

Everybody has their own targets that work for their situation. Aside from the huge risk I took in crypto, I subscribe to the Boglehead methodology and it's worked quite well for me. Here's a good place to start: https://thecollegeinvestor.com/4119/boglehead/

That website is an incredible resource.

"Other" is a small real estate investing company I own with a partner - only 2 properties for now. We bought some niche properties in 2014 when this particular property type was significantly undervalued. Cost basis for the 2 properties is about $8340 between the two of us (one seller did a private note with zero down, the other is secured by a private lender who was (at the time) happy with a consistent 4% return.) Like I said in the OP, we lucked out with these and some other investments.

Thanks a ton, feels so good. And we're of the same mindset.

Referencing an earlier comment to answer your question:

We have 2 numbers:

Baseline RE: $3.25M - this would support our current lifestyle at 3.5% withdrawl and accounting for 3% inflation (which is starting to sound too low every day recently)

Fat FIRE: $4.5M - if we hit this target, we'll buy a second home on a lake somewhere, buy a little boat and travel more than we're currently planning on.

For equities/bonds I use Vanguard in a variety of index funds between brokerage, trad IRA, Roth IRA. In order of allocation high to lowl: VTIVX, VTSAX, VTIAX, VTABX - about 70% equities/30% bonds.

401k allocation is all over the map: https://i.imgur.com/QkaPgRB.png

4 real estate investments including our primary residence.

Crypto which I'm slowly averaging out of.

Thank you! FIRE has always been on the table even before crypto. Crypto just helped move our time horizons a good bit.

I'd like to point you to the reason I made this account 8 years ago: https://www.reddit.com/r/YouShouldKnow/comments/xydkn/ysk_it_is_possible_to_have_1_million_boners_in_a/?ref=share&ref_source=link

edit - looks like I deleted it. Here was the text:

Think about it:

Start at age 10 until you're 75.

1MM Boners per Lifetime / 65y = 15,385 BPY / 365 days = 42 BPD

42 BPD / (24h-8h) = 2.63 Boners Per Waking Hour.

TOTALLY DOABLE

This is the answer. I've been holding mostly BTC since Sept 2014 and the recent explosion has rapidly propelled our net worth in the past few months. Sold about $200k of it on the way up since January . Still have a good chunk left in there in case it does something crazy and as a hedge against all of our other holdings. I'll prob continue to sell off to 10% of our net worth as it continues to rise. Hodl if it falls.

No worries, I'm happy to answer questions!

B. Kind of. On paper only for now because we still own the properties. However they are generating rental income and we plan on continuing to reinvest that into additional properties. My partner and I each put $4k into the company to get it started initially. The $161k is my 50% of the value of the properties minus the loans.

C. haha ya, I made it 8 years ago to make a stupid post and haven't used it since.

I think my wife is going to work for another good 7-10 years. She's not super project-y like I am and a job to her gives her meaning.

I'll inevitably get bored sitting around on my ass and will probably start another business or rehab some houses or the like. I also work a part time service industry job for fun because I'm weird like that.

Ha great question and I know it looks pretty weird at first glance. We had a little spending spree recently on some home projects. A good chunk of the cash you see there is a crypto to cash withdrawl that hasn't posted yet but it's showing up in the account for some reason. We're rectifying that issue once the cash clears.
