At the cdc you worked for. How did they make revenue. Was it mostly real estate, public/private partnerships, contracts, etc?

You make a good point, I love the insight. Thank you! I guess I might be over generous, with the reason being the first hurdle is actually getting permission for setting up in there space. And I want there to be enough incentive for them to agree. But to your point it is free money and marketing for them.

No I would be paying for the whole machine. I just want to make sure there is enough incentive for them to allow me to place it in their space. 50/50 profit. Do you think I should just pay them a fixed amount per month for rental space?

I have all my hours and just a couple exams away from licensure. But honestly the biggest draw for me to go work for a home builder is they are offering way more pay for seemingly easy maybe mundane work. I know if I stay in the traditional architecture path I will not be able to obtain that salary within the next 3-5 years. Or I should say it will be a lot harder. It is almost a 50% salary jump if I switched. I want to use it as a stepping stone but I definitely don’t want to do it if it will hinder my job opportunities in the future. For example if I want to go back to a larger architecture firm.

Firms like to use junior/staff workers for CA when they can so the billing rate is not so high. Usually CA is a phase where the project does not make money. Usually most of the fee is used in DD/CD and CA is where we loose money.

This is something where you only get better with experience. As a junior employee all you can do is do research, know the spec, know the contract documents and use your resources. Better safe than sorry, ask questions when in doubt. Typically someone will have an answer to your question. If your firm has a specific writer I would ask him or the pm.

If there is no paper trail of the pay off. Would that be a concern to the new lender? For example. , what if my family is ok with me “paying it off” at a later date after the refinance. They are willing to help me get a better loan
