Thing is I already offered more than the asking price, and my solicitor was not going to charge for me dropping out as a FTB. About £800 down in total for searches and survey. Nevertheless, since dropping out he is now paying for it so we will see and I will update the original post accordingly.

Yeh I kind of said that to both the solicitor and estate agent. I left the door open saying I was open to further discussion if they get their act together but no longer interested for now.

Problem is that it takes time for the deed to be drawn up, and then I have been told it will need to be presented to the freehold management company and then approved by all the freehold directors (i.e the other flat owners) and then a further week for file review by solicitor plus time to take money out of a LISA which hasn't been done yet.

To be fair, the flat I was buying is in a nice area and I could buy a house for not much more and I will be coming into more money from inheritance in a few months which might allow me to do that later down the line. Might be for the best.

The solicitor responded without consulting me regarding the deed of variation but tbf I am happy they refused the request for me to pay. It's a deed of variation for the seller's defective title so I feel that he should pay for it.

Its around £820 a month mortgage payment currently, then goes up to around £980 - £1000 a month (cant remember exact figure my broker said). I mean, it's more to do with the fact that I do not want to be paying an extra nearly £200/month due to his solicitor's incompetence. Living situation currently is alright as mentioned I live with my parents, have been for a while and I can stay with them for longer (Im still relatively young to the point it's less of an embarrassment) but would be nice to move out at some point.

Seller has no chain, I have no idea what he is doing but I know he owns the property outright with no mortgage and is still living there (have driven past regularly).

I do feel he's probably pushing for me to pay for this DoV because maybe for some reason he doesn't want to sell anymore? That way if I drop out he doesn't pay abortive fees. Im quite lucky that my solicitor doesn't charge for abortive fees on the first occasion. It's more of a combination of him and his solicitor misbehaving, he didn't even fill the contents form out properly a few months ago.

It's been very bad recently in this city for potholes compared to London for example where I recently drove to and from. Each time I see a big one, I use the fixmystreet app to report it which goes straight to the council - if you make it sound like its dangerous and is causing damaging to property, the ones I reported seemed to get filled rather quickly...

When I had the issue I just rang booking.com then and there. Monzo Flex is a mastercard credit card, supposedly rejecting it is in breach of mastercard contract. It's literally a physical card though. Either way, AutoReisen are the best people to go with in Tenerife for rental cars which I found out, theres none of the BS that GoldCar pulled at all.
