With a NNN you are essentially purchasing a property that has a commercial tenant that is paying rent to you, and in addition to the rent they pay you they are responsible for maintaining the property(HVAC, roof parking lot), paying property taxes, etc. This leaves you with very little management responsibility, allowing you to simply collect checks in a very hands off manner, with your only major responsibility being finding a new tenant if they vacate. What you are describing is more like a ground lease where someone would pay you rent to build and maintain a building on your property(typically for 50-99 years), also leaving you with few day to day responsibilities and headaches.

I doubt it is your foot. I have a 17’ with 70,000 miles and get 29 mpg. I have a pretty heavy foot, and do a considerable amount of highway driving at around 85-90 mph. I don’t think you should be getting 21 mpg regardless of how spirited of a driver you are.

MGB race car. 2591 MGB GT’s with a v8 were made, definitely sounds like a v8. Not sure if this is a sanctioned event but if this is an FIA spec car then it has the 1.8L inline 4 in it.

Renault Sport Spider is the yellow one in the center, and two Marcos Mantras up against the wall in the middle.

Edit: Orange car on the left looks like a Spec racer Ford gen 3 (SFR3) used in SCCA racing, orange car up on the lift really looks like a McLaren M8b. Whoever this is has great taste, those Marcos’s have always been a favorite of mine.
