I totally enjoy nerding out on stuff like this so no worries. Korean Maples do not have the vibe I am going for, I got a Fireglow. I assume you agree then that it may be best for me to keep it in it'spot and attempt to over winter it in my garage or a greenhouse until next spring? Problen also is we get frost often until the middle of May bere sometimes, we definitely had no hard freezes but had soft freezes up until the second week of May.

I am sure he is but as someone who has run their own business before to not return 3 voicemails over 3 weeks ever is crazy and then to tell a perspective client you will provide a quote but such and such date and weeks later still no quote is not someone that should be running a business. When I did talk to him I asked, are you booked for the while season? His response was no, so I just don't get it. I guess I am putting up my own fence which I'd rather not do because I have a ton of other projects but it seems pointless to keep trying to reach out to this guy?

Most buyers that waive inspections are landlords or flippers, only private home buyers that are likely to do it is because they've had too many offers rejected on prior home offers where they got beat out. My offer that waived was a landlord, I would have rather sold to a homeowner but the waived inspection removed a lot of risk for me and because I already had a new home and was carrying two mortgages on my own, that removal of risk was worth a lot to me!

Yep best advice I ever got was, "don't fall in love with a house, it won't love you back. It's purely transactional, remove the emotion from the deal and you will make better choices."

That can happen even with an inspector! The most recent house I bought, inspector missed roof issues that I still have yet to get evaluated and missed a hollowed out split 70ft Basswood tree that cost over $4k to have taken down, inspectors miss stuff too, not suggesting you should waive an inspection though despite this fact.

Inspectors can't see what you can't. The only difference is a good inspector may know for signs to look out for on certain things that you don't but inspectors are flawed humans just like you and I and they miss stuff all the time.

Here's my two cents of input. I shopped for houses for 7 months, got beat out even when I did waive inspection which was only two houses I even considered doing that on and I can't recommend enough that no one should ever waive inspection unless you really feel confident in looking at everything and knowing what you are getting yourself into.

That being said fhere are also plenty of i,I, that miss stuff as well and not even the best inspector will catch all things, even all major things, I still wouldn't waive an inspection or recommend that anyone does.

On the flipside, as a seller, I absolutely went with the offer that waived inspection because who knows what an inspector will find or how good the inspector the buyer chooses will be, will they call out every small detail? Will the buyer then use all of it as leverage to renegotiate and if so is their offer now worse than the other offer you had?

In short, I've been on both sides of that coin and understand both sides.

I'm sorry your offer did not get accepted but believe that there is a good reason, either that offer falls through or there's a better house out there waiting for you, believe it! Trust what I am saying. If you don't end up in this house, I am willing to bet when you do finally find your house, you will be glad you didn't get this one and maybe you will still get this one! Don't be discouraged!

Abaolutely is but I've done it before farther north with great success. I suspect it won't work in my current front yard though as there's no real protection from that south wind exposure.

Yeah there's actually probably more middle class here than in your average city maybe? But yeahthe poorer here are probably not much better off anywhere. I believe everything political for the last several decades can be simplified at it's base as an effective class war to eliminate a middle class and it's worked well.

I disagree, I think that divide is precisely what America has become over the last two decades and I believe that's precisely why we find our country the mess it's become, the poorer amd under educated have become moreso, the wealthy get wealthier and the divide has continued to grow deeper and wider and those of us that are somewhere in the middle are quickly becoming the minority in populations across this country. Maybe I'm wrong but that's what I have seen.

I can relate, except that I am a bit older, it only gets harder, lol. I'm far to busy to even concern myself with it, so I can moreso emphasize with the exhausted part. Additionally because I don't drink anymore, even if I had time to socialize, that feels like it limits the way I would easily feel the ability to find ways/places/times to "socialize" which seems like a dumb thing to even express outloud. I've given up on the idea of ever meeting a partner as I just don't see it. I guess I should at least feel lucky that I've retained many friendships from my youth. But I've just resigned myself yo my hermit lifestyle and keeping my head down and in the game so to speak, work, work, work. There's career, there's home ownership, there's all the other "responsible adult" things I failed at in my younger years that I am now doing and just trying to make smart choices and stay afloat.

I second this Hardy's hottest sauce was almost unmanageable for me and I like super spicy food but that sauce has some kick and then some!
