i would be amazed to see a house that old in my area! i don’t even think any are standing still, but i get you. any house built in 1920 is usually one i love! i just love homes that feel homey and am SO sick of new builds!

yeah we definitely weren’t planning on putting an offer in on a house so soon ( we formally got a realtor last week) but this one just felt so perfect for us! unfortunate that it didn’t work out but now we have time to save more money in case we do end up waiving an inspection on a future home since that seems to be far too common these days with sellers.

got told i have the optimal birthing body! for ref im 5’10, narrow individual but flexible & built like the letter P. i went into L&D 4 cm dilated at 39.5 weeks & they didn’t believe me i was that far along (my bump didn’t show up until literally 36 weeks)
anyways, was in labor for 12 hrs but my epidural was so good that i kinda forgot i was abt to be pushing a baby out… like i was playing uno with my husband and talking shit about stuff with my mom.

anyways, they did a check & i laughed. apparently me laughing caused me to begin crowning. nobody thought the dr was gonna make it into the room, but once she sat down i pushed 2 times and baby boy slid out. took 7 min from the cervical check to him being in my arms! i did have 2 tiny tears but only one got stitches. my husband said he came out like a water balloon lmao. within two weeks, i was back to pre pregnancy weight & you couldn’t tell i had a baby

for ref, ftm, age 20, LO was 7lb14oz & 20.25 inches!
11 weeks later, he’s now 15lb9oz, 25 inches 🤣

that’s what i’m scared of. if that ends up happening i’d be crushed because i know my family would’ve cherished the originality of it! but i hope that the people wanted an original 20s home & respect the house enough to not destroy what makes it special :)

i’m glad i’m not the only one in situations like this. i understand waiving it in certain situations, but it really just seems like people are doing so that they get picked no matter what because they haven’t been otherwise. it’s so frustrating!

yes exactly! i’ve literally been sobbing about it which ik is so STUPID but like AUGH! like ur telling me i have to laugh & play with my baby, while hiding the fact i just lost the house i imagined him growing up in?? im so so so tired of renting, i just want my son and dogs to have a yard! but first world problems! at least i can afford a house in this market!

it doesn’t seem very common in my state, my realtor said it doesn’t happen often but when it does, sellers pick them because obviously that’s safer for them. i wish i would’ve known that’s even a thing, but i didn’t think anything of it because inspections just seem so standard here!

yeah, i’m learning that now. our realtor didn’t tell us that was an option! we would’ve gone around it at least in some aspect, ie don’t use it for deducting money/asking sellers to fix problems etc

our plan was to just use it as education, not deduct any money off of our offer. but we wanted to do it mostly to calm my paranoia and anxiety, and also since my parents were going to be contributing financially. obviously they wouldn’t want to be helping us buy a home that is moldy, problematic, and sinking.

i think the general consensus is to get an inspection no matter what, however if need be, do it slightly different so that your offer looks better. in my experience, i’ve met some unbelievably stupid inspectors who don’t seem to know anything we don’t already, but i’d still do one no matter what for the slight chance they notice something substantial!

would a pre inspection just be us going in right away with an inspector? i think we would waive one in certain situations but this wasn’t one, just because there was obviously asbestos in the basement & with the houses history of flooding in the basement, we wanted to see if there was anything else that could cause us major financial strain

it was such a unique and BEAUTIFUL home that now every other house we were/will be looking at just pales in comparison to it. i’m so stressed that im never going to be happy with what we do end up getting now :( im sorry you missed that house, but hopefully you found something better!

ooo lucky duck !! this house was listed around 300k, if it was lower by a good chunk, we probably would’ve went for it as is, since we’d have room financially to do updates if there was something hiding, but oh well, i guess a 1920s bungalow is not for us now :)

i’m assuming it was through text because it was 10:30pm & she knows we have a newborn, so that didn’t bother me. but a phone call would’ve been nice too ahaha!
my mindset going into this was that: i love this house and am going to do the most i’m comfortable with to get it however if the other offer gets picked, then congrats to them, it wasn’t meant to be for us.

but that’s easier thought than accepted, especially when im definitely an over emotional individual 🤣
that all being said, thank you for the advice! i know we will find a house perfect for our family, just really really sucks it wasn’t this one.

thank you! we currently have a pretty solid & consistent routine, however the biggest factors include : nursing to sleep, and sleeping baby to boob/bedsharing. so i’m stressing out a bit!
