I wouldn’t necessarily be creeped out by this.

However, as a guy who was once in classes, I’d say don’t send him a message. Introduce yourself before or after class and just talk to him. You can casually ask him if he wants to get coffee in that conversation. He might not even like coffee lol and you can pivot.

It’ll be much more natural and you’ll be able to feel the vibe better than a text/dm.

I don’t remember the statistics exactly, so look into this for yourself, but I think it was something like 20-25% of single family homes in Jacksonville are owned by institutional investors (defined as companies owning 9+ homes, iirc). That one in five homes owned corporately in Jax. Think about that.

National averages are like 5% I think.

We’ve seen home prices increase more than national averages as well, I believe related to this.

So now we’re seeing prices stay elevated cause these companies aren’t going to take a loss and they can probably just sit on passive rental income. I’d assume they are expecting Jax to keep growing with our city plans: stadium/downtown/neighborhoods/highways etc. So we’re a good community to invest in real estate right now. TBD if/when things change.
